Job description

We'll be delivering some of the best places to live. From large-scale town-centre regeneration to rural exception sites, from joint-ventures with major housebuilders to securing land and building our own self-designed house-types that redefine sector standards for space, light, and adaptability.

We are looking for an experienced Project Manager with a background in housing development and a proven track record of complex scheme delivery.

This opportunity is based in our West Region covering a geography from Swindon and Gloucestershire down to Devon and Dorset. Initially it is anticipated that this individual will manage schemes predominantly in the Dorset, Devon and Somerset portion of the patch. We have a hybrid working approach and this role will involve a mix of home working, on-site visits and working from the office.

We have offices in Exeter and Bristol and the Development team currently work from the Bristol or Exeter office two days a week. The expectation would be for the post holder to visit the Bristol office regularly, but exact arrangements can be discussed with the successful candidate.

What you'll be doing

Working with the Head of Development Delivery you will be responsible for the delivery of new developments across the region including Section 106, Partnership, Package Deal and Land led schemes. As a region we have a healthy pipeline with delivery of c2,000 homes forecast over the next 3 years. We have an exciting and varied programme including:

  • Joint venture projects with both Crest and Vistry
  • Cleve Park where we are delivering 87 Open Market Sale Homes in addition to the Section 106 homes
  • Paynes Shipyard in Bristol where we will be regenerating the site to deliver more than 100 apartments on the site
  • Clifton Down Shopping Centre where we are looking at options for redevelopment of the site
  • Taveners Fields and Monkerton in Exeter both of which are land led schemes where we are developing a mix of homes from the SNG's standard house type range

Responsibilities will include:

  • Managing a portfolio of development projects ensuring they are delivered on time and budget, ensuring quality and safety in line with SNG's policies.
  • Manage financial appraisals and cashflows for schemes, keeping relevant Management Information up to date
  • Prepare reports for committee seeking approval as required
  • Selecting and appointing Consultants and managing project teams to deliver successful developments
  • Working with stakeholders to shape schemes to meet the organisation aspirations

What we need from you

  • A track record of delivering a range of development schemes on site within housing development or property / construction sector
  • A sound understanding of various contract types
  • A sound understanding of the planning process
  • A passion for delivering homes that meet the aspirations of our Homes and Place Strategy
  • The ability to communicate and negotiate effectively both with internal and external stakeholders, ensuring longevity in partnerships
  • A strong network of key development contacts and the ability to nurture and expand relationships
  • A good understanding of the social housing sector and an appreciation of the challenges faced in the delivery of affordable housing
  • Experience of successfully coaching and guiding project teams, to deliver high quality homes within programme and budget

There will be a requirement to travel so you should have a full UK licence and access to your own transport.
