Job summary

Spencer Ogden is seeking a Project Manager to lead a major data centre development in Surrey. You will coordinate civil, infrastructure and enabling works, manage budgets and stakeholders, and ensure compliant, safe delivery across all workstreams.

Qualifications

Seasoned professional with proven experience managing complex construction projects.
Experience delivering civil, infrastructure, groundworks or CSA packages, ideally in data centres or mission-critical environments.
Strong knowledge of earthworks, foundations, drainage, utilities, roads and external works and familiarity with NEC/JCT contracts.
Experience forecasting, cost control and managing commercial performance.
Ability to lead multidisciplinary teams and coordinate design, construction and interfaces.

The Project

Our client is delivering a major data centre development comprising extensive enabling and infrastructure works supporting the construction of multiple data halls and associated facilities.

The project includes significant below-ground and site-wide infrastructure, including:

Earthworks and cut/fill operations
Attenuation ponds and drainage networks
Underground utility corridors
HV and MV power infrastructure
Data and security ducting systems
Chambers and utility interfaces
Foundations and reinforced concrete slabs
Roads and external infrastructure
Hard landscaping and external works
Potential ancillary buildings supporting the data centre campus

The role will involve significant coordination with utility providers, consultants, designers and client teams, alongside responsibility for design development, consultant appointments, technical coordination and statutory approvals.

The Role

The Project Manager will be responsible for the safe, compliant, profitable and timely delivery of assigned project works.

You will take ownership of project objectives across programme, commercial performance, quality, stakeholder management and successful handover, while ensuring compliance with contractual obligations, company governance and client requirements.

Lead multidisciplinary project teams to deliver project objectives safely and efficiently.
Establish effective governance, project controls and reporting processes.
Ensure compliance with contractual requirements, company procedures and authorisation controls.
Drive accountability, collaboration and high performance across the project team.
Manage project budgets, forecasts, cash flow and overall commercial performance.
Identify commercial risks and opportunities and implement appropriate mitigation strategies.
Support change control, forecasting and cost management activities.
Work closely with the commercial team to maximise project profitability.
Maintain accurate forecasts and monitor project financial performance.

Programme & Delivery Management

Own project delivery against programme objectives and contractual milestones.
Monitor project performance and implement recovery measures where required.
Ensure resources, procurement and subcontractor activities support programme requirements.
Manage project risks, constraints and dependencies.
Coordinate design, construction and technical interfaces to ensure effective delivery.

Health, Safety & Environmental Management

Lead project health, safety and environmental performance.
Promote a culture of safe delivery and personal accountability.
Ensure compliance with company standards and statutory requirements.
Support continuous improvement in health and safety performance.

Quality & Assurance

Ensure quality plans, inspections and assurance activities are implemented.
Promote right-first-time delivery and defect prevention.
Manage quality issues and corrective actions through to resolution.
Ensure successful completion and handover of compliant, defect-free works.

Quality Control

The Project Manager will provide positive and proactive input into achieving the specified requirements of the contract and Employer's Requirements.

Responsibilities will include:

Undertaking site compliance inspections.
Recording findings and monitoring corrective actions.
Raising Non-Conformance Reports where works do not comply with relevant control documents.
Managing non-compliances through to compliant completion.
Supporting the successful delivery of a defect-free project at completion and handover.

Stakeholder & Client Management

Maintain strong relationships with clients, consultants and supply chain partners.
Manage project communication, reporting and stakeholder engagement.
Effectively manage stakeholder expectations.
Coordinate with utility providers and client teams.
Support repeat business and long-term client relationships.
Lead, develop and support project teams.
Set clear performance expectations.
Promote a positive and collaborative team culture.

Experience Required

The successful candidate will have:

Proven experience managing complex construction projects.
Experience delivering civil, infrastructure, groundworks or CSA packages, ideally within data centres or other mission-critical environments.
Strong knowledge of earthworks, cut/fill, foundations, drainage, utilities, roads and external works.
Strong understanding of NEC and JCT contracts.
Experience managing commercial performance, forecasting and cost control.
Strong understanding of programme, risk and change management.
Experience leading multidisciplinary project teams.
Knowledge of design and build delivery processes.
Experience managing clients, consultants, subcontractors and wider stakeholders.
Strong understanding of construction quality, compliance and assurance requirements.
