Job summary

2G Design and Build is seeking an experienced Construction Project Manager for UK commercial fit-out projects. You will take ownership from pre-start to handover, program using MS Project, coordinate subcontractors, manage cost and risk, and deliver spaces that meet high design and finish standards.

The role requires 10+ years in UK commercial fit-out on the contractor side, a design-minded approach, and the ability to work in a fast-paced team across Midlands sites.

Qualifications

• Track record of delivering fit-out projects to programme, budget and quality.
• Must be commutable to the Midlands; UK construction experience required.

Responsibilities

• Lead commercial fit-out projects from design handover to handover.
• Own and manage detailed programmes in MS Project; track progress and delays.
• Coordinate subcontractors, procurement and long-lead items to protect dates.
• Lead site, client and subcontractor progress meetings.
• Manage snagging, defects, and handover documentation.
• Review drawings, specifications and finishes for buildability; propose practical solutions.
• Manage RFIs, design changes and technical information throughout the project.
• Maintain high standards of workmanship, detailing and finish across site.
• Work with Quantity Surveyor on cost, change and project margin.
• Ensure CDM compliance and project health and safety requirements.

We are looking for a Construction Project Manager who has strong experience in the fit-out industry, highly proficient at programming, and commercially astute. You will appreciate great design and be part of a team that is changing how commercial spaces are defined. You will share our ethos: running tight, safe, profitable sites while caring deeply about how the finished space looks and feels! We will not consider a candidates without the specific Construction Project Management experience.

You will take full ownership of the fit-out projects from pre-start through to handover:

Key responsibilities

• Lead commercial fit-out projects from design handover and pre-start through to construction, commissioning and handover
• Own and manage detailed project programmes in MS Project, tracking progress and addressing delays early
• Coordinate subcontractors, procurement and long-lead items to protect key project dates
• Lead site, client and subcontractor progress meetings
• Manage snagging, defects, O&M manuals and a smooth, high-quality handover
• Work closely with designers to deliver the design intent, quality and finish required.
• From the beginning your input in the design phase will be imperative. Review drawings, specifications and finishes for buildability, identifying issues and proposing practical solutions
• Manage RFIs, design changes and technical information throughout the project
• Maintain high standards of workmanship, detailing and finish across the site
• Work closely with the Quantity Surveyor to manage cost, change and project margin
• Assess the cost and programme impact of site decisions before they are implemented
• Identify and manage variations and early warnings promptly
• Support monthly CVRs, forecasting and value-engineering opportunities
• Ensure compliance with CDM Regulations and project health and safety requirements
• Prepare and maintain the Construction Phase Plan and review subcontractor RAMS
• Lead inductions, toolbox talks and regular site inspections
• Manage works safely in live and occupied buildings, including landlord and building management requirement
• 10+ years' experience in UK commercial fit-out, on the contractor side.
• A track record of delivering commercial fit-out projects to programme, budget and quality
• You must be commutable to the Midlands and your experience gained in the UK Construction industry. Do not apply if you do not have this.

Skills and knowledge

• Proficient in MS Project:building, resourcing, baselining and updating programmes, and producing clear progress reports
• Strong understanding of CDM 2015 regulationsand the duties of the Principal Contractor
• Commercially astute, with a sound understanding of contracts (JCT), variations, cost control and the commercial consequences of site decisions
• A genuine appreciation of design, materials, joinery and finishes, and an eye for detail
• Good technical knowledge of fit-out trades, including M&E coordination
• Clear, confident communication, written and verbal
