Contracts Manager Main Contractor

Location: Surrey / Berkshire

Type: Temp to Perm

Day rate: Circa 350 a day plus

Start: July 2025

Role Overview: We are seeking a Contracts Manager for a traditional building contractor with an excellent reputation. The company offers autonomy to deliver projects from start to finish without excessive red tape and tier 1 protocols.

The Company: The contractor handles projects across education, local authority, commercial, and industrial sectors. Known for delivering projects valued from 1m to 10m, including refurbishment, new build, and cut and carve works.

The Candidate: The ideal candidate will have proven longevity in roles as a Project Manager or Contracts Manager across various sectors, managing projects up to 10m in value. Responsibilities would include overseeing 2-3 smaller projects valued at 3-4m each.

The Project: Initially, the role involves managing Shell & Core works on an industrial warehouse, including shell, floor slab, and external works, valued at 5.5m. There will be a subsequent project near Milton Keynes. The role requires site-based work initially, transitioning from Project Manager to Contracts Manager, with site management reporting to the Contracts Manager.

Responsibilities:

  • Attendance and preparation for pre-tender and tender interviews
  • Overall responsibility for up to 2 sites
  • Preparing tender submissions with the estimating team
  • Producing tender programmes using Microsoft Projects, Asta, or Commander
  • Understanding of JCT D&B Contracts and Building Safety Act
  • Implementing company procedures and health and safety protocols on site
  • Progress reporting and board reports
  • Coordinating design teams and contractor design packages

Suitable candidates will have recent experience as a Contracts Manager with a reputable main contractor on projects ranging from 1m to 25m, including design & build experience, and a good all-round building background. Prior employment stability is important.
