Project Manager or Contracts Manager Main Contractor

Location: Surrey / Berkshire

Type: Permanent

Salary: circa 75,000 - 80,000 plus comprehensive benefits

Start Date: June 2025

Role Overview

Seeking a Project Manager or Contracts Manager for a traditional building contractor with an excellent reputation. The role offers autonomy to deliver projects from start to finish without excessive red tape or tier 1 protocols.

The Company

The contractor handles diverse projects including education, local authority, commercial, private residential, health, sports, leisure, embassy, and religious buildings. They focus on projects ranging from 1m to 15m, including refurbishment, new builds, and cut and carve.

The Candidate

Ideal candidates will have proven longevity in contracts management across various sectors, managing projects up to 10m. Responsibilities may include overseeing 2-3 smaller projects valued at 3-4m or one larger project of 10m.

The Project

A new build development for a local authority, comprising 26 houses and some maisonettes and detached homes, across 8.5m development sites on five nearby satellite locations. Some sites are in demolition stages, while others are in construction phases.

Responsibilities
  1. Attend and prepare for pre-tender and tender interviews.
  2. Manage up to two sites.
  3. Prepare tender submissions with the estimating team.
  4. Produce tender programs using Microsoft Project or Asta.
  5. Understand JCT D&B Contracts and the Building Safety Act.
  6. Implement company procedures and health & safety protocols on site.
  7. Produce progress and board reports.
  8. Coordinate design teams and contractor design packages.
Candidate Requirements
  • Recent experience managing similar schemes as a Contracts Manager with a reputable main contractor.
  • Good all-round building experience on projects from 1m to 25m.
  • Experience with Design & Build projects.
  • Stable employment history.
