Position Overview:

We are looking for an experienced Construction Project Manager with a strong background in architectural or structural metalwork to oversee residential construction projects, with a focus on high-end and bespoke metal installations. The ideal candidate will have direct experience working on metalwork elements within residential developments ranging from individual luxury homes to multi-unit schemes.

Key Responsibilities:

  • Lead the planning, coordination, and execution of architectural and structural metalwork for residential construction projects (e.g., feature staircases, balconies, balustrades, canopies, railings, gates, structural steel frames)
  • Work closely with developers, main contractors, architects, interior designers, and in-house teams to ensure design intent and buildability are achieved
  • Develop and maintain project programs, ensuring timely delivery within agreed budgets
  • Coordinate material procurement, fabrication timelines, logistics, and subcontractor scheduling
  • Manage on-site installation activities, ensuring compliance with residential building regulations, NHBC or equivalent standards, and health and safety legislation
  • Attend site meetings, design workshops, and client inspections to represent the metalwork package
  • Handle design changes, site variations, and ensure accurate documentation of all changes
  • Monitor project budgets, margins, and resource allocation
  • Deliver projects to a high standard of aesthetic quality, reflecting the bespoke nature of many residential builds
  • Ensure all works are signed off with relevant quality assurance documentation and warranties

Required Skills and Experience:

  • Minimum 5 years experience managing residential construction projects involving architectural or structural metalwork
  • Strong knowledge of residential construction methods, materials, and project sequencing
  • Familiarity with bespoke metalwork design, fabrication, and on-site installation in residential settings
  • Ability to interpret architectural/structural drawings, CAD details, and specifications relevant to high-end finishes
  • Demonstrated success in managing client relationships, subcontractors, and internal project teams
  • Excellent verbal and written communication skills
  • Proficiency in Microsoft Office, MS Project (or similar), and document control platforms
  • Strong commercial acumen and cost control abilities for small- to mid-scale projects

Qualifications:

  • Degree, HND, or equivalent experience in Construction Management, Civil Engineering, or a related field
  • Valid SMSTS and CSCS card (Black or Gold level preferred)
  • First Aid at Work qualification
  • Experience working under JCT contracts or other residential construction agreements

Desirable Traits:

  • High attention to detail, particularly in delivering aesthetically driven architectural features
  • Ability to work on multiple small- to mid-sized residential projects concurrently
  • Knowledge of fire safety and building compliance for residential settings (e.g., balcony design, escape routes)
  • Comfortable working in both urban infill and private estate project environments
  • Familiarity with working in live residential sites or occupied homes (for refurbishments)
