JOB DESCRIPTION
Job Title: Construction Project Manager

Venn Group is recruiting a Construction Project Manager on a permanent contract to lead a 54 new build residential development project based in Holyhead, North Wales. This is a key role managing all aspects of a high-profile new build scheme from start to finish, ensuring the project is delivered on time, within budget, and to exacting quality standards.

You will act as the main client interface, coordinating all site operations, managing subcontractors, and driving successful project delivery for this exciting residential development.

Location: Holyhead, North Wales (site based)
Salary: £60,000 - £65,000 per annum
Hours: 42.75 hours per week, Monday to Friday
Contract Type: Permanent

The duties will include:

  • Lead and manage the full lifecycle of the 54 new build homes project in Holyhead

  • Develop and maintain detailed project plans, schedules, and programmes specific to new build requirements

  • Coordinate with clients, architects, engineers, subcontractors, and suppliers to ensure alignment and smooth delivery

  • Manage procurement of materials, equipment, and labour efficiently to optimise resources

  • Ensure all construction complies with building regulations, health & safety standards, and contractual requirements

  • Monitor progress on site, identify risks and delays, and implement solutions to maintain programme and budget

  • Prepare and present regular progress and financial reports to senior management and clients

  • Collaborate closely with commercial teams to control costs and contractual compliance

  • Oversee quality control, safety, and adherence to design and specification standards on site

  • Manage, lead, and motivate on-site teams including subcontractors and labour force

  • Capture project knowledge and promote continuous improvement in site processes

  • Ensure strong financial management and cost control throughout the project

Essential Skills/Experience:

  • Minimum 5 years’ experience as a Project Manager on new build residential projects

  • Degree or HNC in Construction Management, Civil Engineering, or equivalent qualification

  • Valid SMSTS and First Aid certificates

  • In-depth knowledge of building regulations and standards relating to new build housing

  • Proven leadership experience managing multi-disciplinary teams and subcontractors on site

  • Excellent communication, negotiation, and problem-solving skills

  • Ability to manage multiple priorities and deliver to strict deadlines

  • Proficient in project management IT tools and software

  • Full UK driving licence
