Purpose of Role
This is an important role within a 35 strong Investment & Development Team consisting of Project / Development Managers, leasing specialists, financial analysts and a dedicated support team. The successful candidate will join the project management team responsible for the delivery of projects on the Mayfair and Belgravia London Estate. Projects typically range in value between £5M - £50M, although the team do deliver projects in-excess of £200m.
The team currently manage a pipeline of 12 projects, with 5 on site / heading to construction and 7 in various stages of design or feasibility.
The role is responsible for managing our external consultant project managers and professional team to successfully deliver our project pipeline. On occasion, it may be necessary to manage projects direct for Grosvenor, particularly in the early feasibility stages. Key to the role is to have the ability to filter information received from the professional team and report upwards into the senior Executive Group and Board.
Reporting to the Director of Project Management accountable for the delivery of projects on the London Estate, this is an exciting opportunity for a candidate with energy, enthusiasm and pragmatic approach to develop some of the most desirable property in the UK.
Key Responsibilities
Work collaboratively with the Development Managers and wider team to review, challenge, and contribute to design briefs and the development specification
Communicate and implement Grosvenor’s new market leading sustainability ambitions to achieve net zero carbon operational emissions across our portfolio by 2030
Challenge traditional delivery approaches and drive forward industry innovation in all our projects (e.g. Modern Methods of Construction, new sustainable technologies etc)
Provide strategic direction to the consultant PM in defining and shaping every project. Including; choice of professional team, setting the development programme and cost plan, successful design stage sign-off, effective procurement approach, management of risk and acting as client representative to address issues during construction
Challenge performance where it falls short of expected standards and highlight areas / share insights across the business for continued improvement.
Work closely with the property and asset managers at all stages of the development to understand the specific project requirements, culminating in an effective and successful handover to our tenant and customer on completion
Maintain, and apply, an up to date knowledge of health and safety legislation, including implementation of Grosvenor’s Fire Policy.
Key Requirements
Experience
Able to demonstrate a high level of professional experience with a track record of delivering complicated structural “cut and carve” commercial projects in London for similar developers, or institutional property funds.
Experience working in either consultancy or client side is welcomed.
Track record of delivering projects with clever, innovative sustainability credentials.
Qualifications
Membership of the RICS, APM or other recognised institution.
Specialisms
Commercial, residential and mixed-use development, including listed buildings. Constrained sites with complex ownership, stakeholder and delivery challenges
First-hand exposure to procurement processes and challenging commercial discussions
A good networker with contacts in the property industry, including working relationships with property agents
Comfortable in providing robust leadership and challenge, driving a rigorous project outcome
Attributes
Confident and collaborative team player.
Commercially aware and understands the needs and requirements of a typical tenant in the London commercial property market.
Excellent organisational and communication skills.
Experience of successfully developing and executing innovative ideas and opportunities
