Job summary

Fawkes and Reece in Slough are seeking an experienced Project Lead to be the number one on-site operational lead for a programme of repeat and upgrade projects.

You will lead the site team, coordinate subcontractors and supply chain, and act as the client’s key point of contact, driving delivery safely and to high standards.

The role requires strong stakeholder management, commercial awareness and a proactive, solutions-focused approach to resolve issues and sustain project performance.

We're looking for an experienced Project Lead to join a leading Tier 1 Principal Contractor, working across a programme of repeat and upgrade-focused projects.

This is an ideal opportunity for someone who has a strong background in operational leadership, is confident managing multiple stakeholders, and understands the commercial side of delivering projects successfully.

You'll be the number one operational lead on site, taking responsibility for leading the project team, coordinating delivery and acting as a key point of contact for the client. You'll need to be comfortable making decisions, driving performance and ensuring projects are delivered safely, efficiently and to a high standard.

The Role

• Take overall operational leadership of projects from mobilisation through to completion.
• Lead and manage the site-based project team, subcontractors and supply chain.
• Act as a key point of contact for the client, building strong and professional relationships.
• Manage stakeholder expectations and ensure clear communication throughout the project.
• Maintain strong commercial awareness, understanding project costs, variations, programmes and delivery performance.
• Drive programme, quality, health & safety and commercial performance.
• Identify and resolve issues quickly, taking ownership of challenges through to completion.
• Work closely with the wider business to deliver a consistent approach across a programme of repeat and upgrade projects.
• Help develop and maintain strong client relationships, supporting future opportunities and continued work.

About You

We're looking for someone who has already operated as a Project Lead in a number-one site-based capacity and is comfortable taking ownership of delivery. Whilst also being a key point of contact for the client, stakeholder management and involved in all commercial aspects of the build.

You’ll ideally have:

• Proven experience leading construction projects and site teams.
• Strong operational leadership skills with the confidence to make decisions and drive delivery.
• Excellent stakeholder and client management skills.
• Good commercial awareness and an understanding of project financials.
• Experience managing subcontractors and supply chains.
• A proactive, solutions-focused approach.
• The ability to build trust and credibility with clients, teams and senior stakeholders.
• Experience working on repeatable, refurbishment, upgrade or programme-based projects.

Sector experience could include retail, residential, custodial/prisons or similar environments. More important than the specific sector is your experience of delivering repeat and upgrade-focused projects, where strong operational control, client relationships and commercial awareness are key.
