Job description

Benchmark Property is an Ibstock-based, commercial project management and quantity surveying company. We deliver various developments including infrastructure, roads, industrial units, commercial buildings, schools, supermarkets, local centres, residential apartments, and occasionally residential housing in and around Leicestershire.

We are typically engaged from project or site acquisition, focusing on due diligence, viability assessments, development cost estimates, and appraisals. Our services include assembling consultant teams, guiding pre-construction and design, producing development programmes, managing planning processes, providing cost estimates and financial reporting, writing specifications, tendering, appointing contractors, and managing construction phases including project management and quantity surveying.

For clients with external funding, we handle drawdowns; for those with end purchasers or tenants, we manage purchase agreements and leases, working closely with their solicitors. Many clients employ principal contractors for on-site works, sometimes engaging multiple contractors for specific tasks like demolition. We also offer a hybrid in-house quantity surveying service for developer/contractors, managing bank drawdowns, site meetings, and procurement of key subcontractor packages.

As a small business, we offer flexible remuneration and employment packages, tailored to the right candidate. There is significant opportunity to expand your knowledge in areas you are less familiar with, as we aim to find someone to lead and grow the company as part of our succession plan. For example, if your experience is mainly post-contract, we would initially involve you in managing ongoing developments and gradually train you in pre-construction activities.

The ideal candidate should be approachable, knowledgeable across relevant areas, capable of managing both construction and development surveying aspects, and eager to nurture and advance Benchmark Property. With the Managing Director’s target to exit in five years, the goal is for you to grow the business and assume the Managing Director role within that timeframe.

The Project Manager role will support our small team by taking responsibility for selected projects.

Preference will be given to RICS-qualified candidates and those within a reasonable travel distance from LE67 6HP.
