Job summary

Blackmount Recruitment Ltd is seeking a Project Director for a major residential regeneration scheme in Bath. You will set the delivery strategy and lead multidisciplinary teams across phased works, ensuring programme, budget, quality and safety targets are met.

You will oversee interfaces with existing structures and new-build components, drive procurement and construction readiness, and maintain strong client and stakeholder relationships throughout the project lifecycle.

Qualifications

• Experience leading substantial residential or mixed-use developments.
• Strong knowledge of construction, design coordination, procurement and commercial control.
• Track record managing major subcontractor packages and project teams.
• Ability to build trusted relationships with clients and senior stakeholders.
• A consistent focus on programme, quality, safety and delivery standards.
• Experience in brownfield regeneration or heritage-sensitive construction is a plus.

Responsibilities

• Leading project delivery against the programme, budget, quality and health and safety objectives.
• Planning and coordinating phased construction strategy, including interfaces between existing structures, new-build works and public/commercial areas.
• Driving design coordination, technical approvals, procurement and construction readiness.
• Managing commercial performance, cost control, change, risk and project reporting.
• Leading and developing the project, commercial, technical and site teams with clear priorities.
• Building effective relationships with the client, consultants, subcontractors, statutory bodies and stakeholders.
• Identifying project risks early, resolving issues and maintaining momentum of the delivery programme.
• Overseeing quality through construction, commissioning, handover and close-out.

PROJECT DIRECTOR | RESIDENTIAL DEVELOPMENT

We're supporting a well-established developer-contractor with the appointment of a Project Director for a major, multi-phase residential regeneration scheme in Bath.

The development is set to deliver around 500 new homes, comprising a mix of apartments and houses alongside commercial space. The scheme brings together new-build construction with the sensitive retention and integration of historic buildings. This is an opportunity to take a senior leadership role on a complex development and guide its delivery through to completion.

The role

As Project Director, you’ll set the overall delivery strategy and lead the project team across each phase. You’ll oversee programme, cost, quality and safety, while coordinating the client, consultants, subcontractors and wider delivery partners.

Key responsibilities include:

• Leading project delivery against agreed programme, budget, quality and health and safety objectives.

About you

You’ll be an experienced Project Director with a successful track record delivering large residential or mixed-use developments. You’ll be confident leading multidisciplinary teams and managing the commercial and technical demands of a complex, multi-phase project.
