Job summary

Modus Design and Build is seeking a proven Pre-Contracts Manager to lead cost planning, tendering and procurement across London, the South West and the UK. You will manage full pre-construction processes with design, technical and construction teams, ensuring robust cost control and client engagement.

Reporting to the Account Director or Divisional Director, you will own the pre-construction programme, drive risk management and coordinate with services to deliver successful bids and contracts.

Qualifications

• Proven experience in a pre-construction, quantity surveying or project management role within Design & Build or commercial fit-out.
• Strong commercial acumen with cost planning, tendering and procurement knowledge.
• Working knowledge of JCT contracts and pre-contract documentation.
• Ability to write and manage a pre-construction programme.
• Confident client-facing communicator capable of chairing meetings.

Responsibilities

• Cost planning and tendering from early stage through to full tender.
• Procurement and supply chain management across all works packages.
• Programme management from first principles with milestone tracking.
• Contract and risk management, reviewing contracts and de-risking projects.
• Client and project management, acting as primary pre-construction contact and leading meetings.
• Oversee building services coordination and engage specialists when needed.
