Role Summary:

The Pre-Construction Manager will oversee various pre-construction activities, including reviewing contract documents, liaising with estimating, coordinating design development, managing timelines, engaging with clients, assisting in contract finalization, monitoring progress through meetings and reports, and supporting subcontractor appointments.

Key Responsibilities:

  1. Review contract documents post-award, including Employer's requirements and tender RFIs.
  2. Liaise with estimating to ensure all relevant information is included in tender handover files.
  3. Identify items requiring design development and coordinate with internal teams for feasibility.
  4. Set up trackers, agree timelines, and ensure proper documentation with clients and teams.
  5. Engage with clients from tender acceptance as the primary contact during pre-construction.
  6. Assist in finalizing contracts early and report progress to the Head of Pre-Construction.
  7. Attend design meetings to monitor progress, identify issues, and facilitate resolution.
  8. Identify elements suitable for offsite fabrication and coordinate accordingly.
  9. Provide regular updates and reports on design, contractual progress, and risks.
  10. Assist in appointing and managing specialist subcontractors, reviewing proposals, and closing VE options.
  11. Ensure M&E design compliance and track changes for client sign-off.
  12. Support the estimating team in promoting preconstruction capabilities and attending pre-tender meetings.

Minimum Requirements:

  1. Minimum 5 GCSEs, including English and Maths.
  2. In-depth knowledge of mechanical and electrical systems (HVAC, plumbing, lighting, power distribution).
  3. At least 3 years in a similar MEP role (e.g., Project Manager or Contracts Manager).
  4. Proficiency in Microsoft Office Suite.
  5. Excellent organizational, planning, and time management skills.
  6. Strong problem-solving abilities and attention to detail.
  7. Effective communication skills and ability to work with management and staff at all levels.
  8. Goal-oriented team player.
