The Role

The Modular Sales Division specialises in identifying, developing, and converting opportunities for offsite constructed foodservice facilities, such as production kitchens, cafés & restaurants, as well as smaller grab and go kiosks, across both public and private sectors. Through close collaboration with key stakeholders, the division delivers bespoke, architecturally tailored facilities that meet the unique needs of each client.

We are looking for a commercially astute and technically confident Pre-Construction Manager to lead inbound project enquiries from initial contact through to contract signing. This is not a traditional sales rolethis is project leadership from the first conversation, where your ability to guide clients, understand risk, manage internal stakeholders, and develop robust, deliverable proposals is what drives success.

You are the subject matter expert - who shapes the project scope by working backwards from execution to design. You are decisive, persuasive, and proactive, bringing control and clarity to the pre-construction phase, ensuring our projects are set up for success.

Key Responsibilities

  • Simultaneously managing multiple projects of varying values and complexity, ensuring monthly, quarterly and annual targets are met.
  • Develop in depth technical knowledge of the product and become a confident pre-construction lead.
  • Travel to clients site across the UK to develop projects from inception through to delivery.
  • Develop and control project budgets and schedules, identifying risks early and building contingency into proposals.
  • Work closely with internal design, commercial and delivery teams to ensure proposals are technically sound and practically executable.
  • Manage and challenge internal project teams of all levels of seniority throughout the design and proposal development phase to ensure the best possible outcome for the customer and the business.
  • Liaise with and manage key supply chain accounts to ensure optimum service levels.
  • Constantly review market conditions and sector trends in order to spot opportunities for growth / diversification.

Essential Experience

  • At least three years experience within a solutions-led pre-construction role
  • Demonstrable commercial understanding of complex projects
  • Experience of proposal writing and completion of tender documents
  • Strong Project Management capability
  • Excellent written and verbal communication skills with an ability to influence across functions and levels
  • Strong problem-solving, planning and organisational skills
  • Excellent stakeholder management and relationship building
  • Basic contract negotiation skills

Desirable Experience

  • Exposure to, or understanding of the modular construction sector
  • Exposure to high value projects typically ranging in value between £100,000 to £3,000,000 +
