Job description

The Hallmark Company is currently hiring for a dynamic Part-Time Maintenance Technician responsible for performing repairs, troubleshooting, and preventative maintenance of all apartment equipment, including appliances, electrical systems, and plumbing. Maintains and improves the operating condition, quality, and integrity of all building systems and appearances. Must have own tools.

Essential Duties and Responsibilities:

  • Performs repairs, troubleshoots systems, and completes preventative maintenance using standardized diagnostic approaches.
  • Possesses the knowledge and tools to perform on-site repairs, including HVAC, appliances, water heaters, electrical, plumbing, and other equipment.
  • Available for emergency maintenance calls 24/7 when scheduled.
  • Assists in training Groundskeepers and entry-level Maintenance Technicians.
  • Troubleshoots property systems and oversees repairs.
  • Conducts inspections of building, alarm, and other systems; prepares property for regulatory inspections.
  • Performs preventive maintenance, including winterizing facilities, inspecting HVAC systems, maintaining pool equipment, and ensuring proper lighting and HVAC operation in vacant units.
  • Inspects vacant units, ensures turnovers, and performs painting as needed.
  • Inspects subcontracted services and documents work quality.
  • Maintains grounds and common areas, removing litter, debris, snow, and ice.
  • Attends and completes required training.
  • Performs repairs as directed and maintains proper documentation and inventory of parts.
  • Capable of moving heavy equipment safely.
  • Requires a valid driver’s license and Fair Housing Certificate.
  • Performs other duties as assigned.

Education and Work Experience Requirements:

  • Minimum of 2 years maintenance experience or equivalent education and work experience.
  • HVAC and/or EPA certification.
  • Previous multifamily maintenance experience.
  • Certified Pool Operator (CPO) certification.
