Overview

What you will be responsible for

Your role as a New Homes Sales Negotiator is essential within the Land and New Homes Division. You will be the 'face' of Land and New Homes within the Felicity J Lord Division's development sites.

Each member of the Spicerhaart Land and New Homes team strives to deliver impeccable customer service at each opportunity. You will register new applicants, book and conduct property viewings, and negotiate offers between applicants. Your role is vital to the business, aiding growth through canvassing, prospecting, and obtaining referrals. Much of this role involves recommending our services and ensuring customers feel part of the "Spicerhaart family".

Your passion for this industry will be evident in your commercial awareness, where you will be seen as a ‘hub of knowledge’ – an expert in both the developer and buyers' needs. We are in the business of property sales and investments, helping customers achieve their property goals.

You will strive to exceed your expectations through knowledge, innovation, and personal development. You will take control of your career, showing commitment to personal goals and growing your developer’s market share through canvassing, prospecting, and referrals. What you will be doing

This is an opportunity for a long-term, lucrative career in Land and New Homes, offering satisfaction, recognition, and rewards.

  • Check all registrations from the previous day and match them to our new developments.
  • Discuss registrations from the day before and bring stats/results.
  • Achieve a target of 5 viewings daily from ring outs.
  • Update applicants on Rosie and qualify with Just Mortgages.
  • Select different offices daily for ring outs.
  • Check branch registrations and scheduled viewings for the week.
  • Obtain 3 Shared Ownership sales weekly.
  • Achieve at least 2 private sales monthly.
  • Conduct viewings if an office cannot.
  • Make a minimum of 50 calls daily.
  • Be self-motivated, reliable, target-driven, an excellent communicator, and a good negotiator.
  • Inspire trust and confidence in clients and buyers.
  • Be knowledgeable about property sales and lettings law.
  • Work well under pressure and maintain a professional appearance.
What your industry-leading package looks like
  • Basic salary of £23,000 - £25,000 per year.
  • OTE of £40,000 - £50,000.
  • Working hours 8.30am to 6pm Mon - Fri.

What you will need

Ideal if you have experience in New Homes or Estate Agency. You will develop and nurture client relationships, demonstrating passion, results orientation, accountability, and professionalism.

  • Proven track record in the Land and New Homes sector or Estate Agency.
  • Consistent achievement of goals.
  • Willingness to learn and adapt.
  • Full driving licence.
  • Legal right to work in the UK, with proof of address, identity, and NI.
