Job description

To carry out planned preventative maintenance and reactive works on client Heating & Air-Conditioning Systems in accordance with agreed service levels.

Responsibilities:

1. Ensure routine maintenance for Heating (Steam) & Air-conditioning plant to meet and exceed expectations and service level agreements.
2. Maintain Evaporative Cooling Systems and Domestic water systems in compliance with L8 standards.
3. Promptly remedy plant faults and defects to maintain plant in a serviceable condition.
4. Perform planned preventative maintenance and reactive works on other site plant as required.
5. Ensure availability of suitable spares for maintenance tasks.
6. Change filters and belts on AHUs.
7. Carry out pipe repairs and system upgrades.
8. Perform safe isolation procedures and interpret site drawings.
9. Keep comprehensive maintenance records using 'Frontline' task sheets.
10. Prepare Method Statements and Risk Assessments for all tasks to ensure safety.
11. Develop good working relationships with CBRE Managed Services staff and client staff.
12. Maintain a safe and healthy working environment, complying with all policies and procedures.
13. Present a professional image of CBRE Managed Services, delivering excellent customer service.
14. Maintain professional and technical skills through ongoing personal development.

Qualifications and Skills:

• Good basic education with proficiency in written and spoken English and basic Mathematics.
• Formal training in mechanical services maintenance at minimum Level 3.
• Basic skills in building management systems are advantageous.
• Desirable: Formal health and safety training, experience maintaining Pumps, Motors, Valves, and operating Cooling Towers, certification in Evaporative Cooling Systems.
• Sound understanding of health and safety obligations related to maintenance.
• Experience working on client resident sites (desirable).
• Physical fitness to carry tools and components up to 20kg, work at heights, and on roofs.
• Team player with excellent customer service skills.
