To carry out planned preventative maintenance and reactive works on client Heating & Air-Conditioning Systems in accordance with agreed service levels.
Responsibilities:
- Ensure routine maintenance for Heating (Steam) & Air-conditioning plant to meet and exceed expectations and service level agreements.
- Maintain Evaporative Cooling Systems and Domestic water systems in compliance with L8 standards.
- Promptly remedy plant faults and defects to maintain plant in a serviceable condition.
- Perform planned preventative maintenance and reactive works on other site plant as required.
- Ensure availability of suitable spares for maintenance tasks.
- Change filters and belts on AHUs.
- Carry out pipe repairs and system upgrades.
- Perform safe isolation procedures and interpret site drawings.
- Keep comprehensive maintenance records using 'Frontline' task sheets.
- Prepare Method Statements and Risk Assessments for all tasks to ensure safety.
- Develop good working relationships with CBRE Managed Services staff and client staff.
- Maintain a safe and healthy working environment, complying with all policies and procedures.
- Present a professional image of CBRE Managed Services, delivering excellent customer service.
- Maintain professional and technical skills through ongoing personal development.
Qualifications and Skills:
- Good basic education with proficiency in written and spoken English and basic Mathematics.
- Formal training in mechanical services maintenance at minimum Level 3.
- Basic skills in building management systems are advantageous.
- Desirable: Formal health and safety training, experience maintaining Pumps, Motors, Valves, and operating Cooling Towers, certification in Evaporative Cooling Systems.
- Sound understanding of health and safety obligations related to maintenance.
- Experience working on client resident sites (desirable).
- Physical fitness to carry tools and components up to 20kg, work at heights, and on roofs.
- Team player with excellent customer service skills.
