Job summary

Elevate projects, working with our client, seeks an experienced Commercial Property Surveyor to join the busy corporate assets team in Swindon. You will manage and deliver property management services for the Commercial Assets portfolio of 300 leased sites, generating about £7.5 million in annual rent.

Qualifications

• Experienced Commercial Property Surveyor with understanding of statutory valuations and leases.
• Familiarity with CIPFA guidance and RICS Professional Standards.

Responsibilities

• Provide professional advice and asset management across a commercial property portfolio comprising retail, office, commercial and industrial assets.
• Undertake property valuations in accordance with statutory requirements, CIPFA guidance and RICS Professional Standards, ensuring compliance with Standing Orders, Financial Regulations, Codes of Practice and departmental procedures.
• Manage the letting, renewal and ongoing administration of commercial leases.
• Undertake rent review valuations, analyse market evidence and negotiate and conclude rent reviews; prepare and present cases for third‑party determination by Independent Experts or Arbitrators.
• Provide property and development advice through multi-disciplinary project teams covering buildings and land, supporting delivery of the Property Services Business Plan, Asset Management Plan and Capital Programme.
• Identify and maximise opportunities to improve the portfolio, including negotiating disposal of land and property interests (freehold and leasehold) via private treaty and tender processes.
• Negotiate easements, wayleaves, licences and rights of way affecting land and property.
• Support the management of the operational property portfolio, including the grant of leases and licences and provision of strategic property advice to service clients on asset use.

To manage and deliver comprehensive property management services to the Commercial Assets portfolio. The Commercial Assets portfolio comprises 300 commercially leased sites and properties, with an annual rental income of £7.5 million.
