This is an exciting opportunity to be part of a 150-year-old co-operative organisation! Working on part of a three-year development and growth plan, you will be working on a combination of acquisitions of existing properties, concluding deals and secondly procuring development from land already purchased by the organisation.
As an Acquisition Surveyor, you will play a vital part in managing the growth of the retail store program property portfolio. You will be:
Acquiring new sites, managing, and reviewing leases as well as managing insurance, business rates, council tax and rent payments.
Acquiring new locations plus asset managing multiple property matters per calendar year in line with the company’s budgeted forecast.
Working with other relevant departments to ensure growth aspirations are being met via acquisitions.
Providing high level technical advice and guidance around property management.
Liaising with external parties such as local councils, fire authorities and others as applicable.
Negotiating, completing and managing the central service contracts for the business.
Negotiating consents and permissions from 3rd parties (Landlords, neighbours etc.).
Developing/maintaining key regional market contacts to help avoid unnecessary agent fees.
Resolving and completing all legal matters in line with the company protocols.
Providing clear communication and forecasted timelines to the business.
Developing strong relationships with internal stakeholders across various departments.
Negotiating/managing all external costs (Legal, Surveyors & Agent fees). Providing property advice and support for internal stakeholders across various departments.
Who are we looking for?
MRICS qualified
Property related degree
Acquisition of property experience and procuring development from land owned
Ability to confidently present to all levels of the business.
Diligent and thorough with an excellent eye for attention to detail.
Excellent IT skills, especially working with MS Office.
Commercially astute, strong negotiator with commercial contracts management skills.
Comprehensive knowledge and understanding of the legal framework applicable to retail commercial properties within the UK.
Advanced Landlord and Tenant knowledge; strong understanding of legal protocols, statutes and established commercial practices.
Presentation skills.
Exceptional interpersonal and communication skills.
Self-motivated and able to work alone or as part of a team.
Benefits - This role is offered as a 12-month FTC with a salary range of £50000-£60000 + mileage paid at 45 pence per mile.
