Hours of Duty: Mondays to Fridays - 8am to 5:30pm (1 hour unpaid break)

Contract Type: Fixed term Contract 12 months, with potential extension.
Responsible To: Oversee daily routine activities at the building, including security, waste management, cleaning, and resident contact during porter shifts.
Job Summary
This role involves providing on-site residential support, acting as a point of contact for residents, ensuring smooth property operations, security, and administrative assistance. The position is primarily front-of-house at the main reception desk, with duties extending to errands and resident assistance as needed.
Responsibilities & Duties
- Provide services to residents as instructed by senior management.
- Communicate effectively with staff, residents, guests, and contractors.
- Welcome residents and guests, maintaining cleanliness and comfort in the reception and common areas.
- Respond promptly and politely to resident requests.
- Remain at the reception desk during working hours, except when performing building inspections or other duties.
- Inspect common areas, ensuring cleanliness, tidiness, and functional electrical appliances.
- Carry out administrative tasks at the reception desk.
- Ensure building security at all times.
- Assist residents, guests, and visitors, balancing individual assistance with overall duties.
- Perform porter duties such as luggage handling, errands, cleaning, and physical activities as required.
- Manage mail and deliveries, logging and distributing appropriately.
- Maintain courteous and positive interactions with all stakeholders.
- Monitor and control access to the property, ensuring authorized presence.
- Answer phones, handle inquiries, and log messages and requests.
- Supervise workmen and monitor their activities to minimize resident disturbance.
- Coordinate building access and systems, respond to alarms, and liaise with emergency services as needed.
- Report and document building issues, including safety hazards and repairs, immediately to senior management.
- Monitor health and safety compliance and conduct communal lighting inspections, replacing bulbs following safety regulations.
- Manage waste disposal, ensuring rubbish is collected and areas remain tidy.
- Inspect communal facilities and record safety-related issues.
- Perform additional duties as directed, demonstrating flexibility and proactive assistance.
