Overview

Mechanical Supervisor – Based in Sunbury upon Thames. Role within the integrated services FM contract at BP. The Technical Team Leader forms part of the Technical team service provided under the contract. This role is part of the ICBT FM Operations based in Sunbury, static based, working a 40 hour week from Monday to Friday, 08:00–17:00.

Purpose of role

Provide efficient and effective management of services, supporting both the correigo superusers and the TSM to ensure compliance with statutory regulations. Work closely with major account stakeholders to ensure log books and asset information are current. Coordinate actions against identified remedial actions and asset information, with guidance from the Compliance Manager for EMEA, EMEA Control of works, Regional Engineering Manager and the Technical Manager. Maintain up-to-date information and records in collaboration with Site Supervisors, site Control of works, project teams and the Technical Manager. Maintain positive relationships with supply chains and the technical team to carry out the role effectively.

Key objectives
  • Host and oversee visiting contractors, both project-related and in support of operational activities
  • Manage work delivery at client premises, ensuring quality objectives and timely project completion
  • Identify fault finding and solutions for system breakdowns and repairs
  • Support regional leads in identifying risks to assets and systems and end-of-life management
  • Ensure safe execution of work and adherence to safe systems of work
  • Meet SLAs and PPMs set by the contract
  • Innovate and improve best practices; develop skills and learn new processes
  • Develop and share knowledge and ideas
  • Ensure completion of reactive Helpdesk requests within SLA timelines
  • Support client projects, JLL projects and operational teams by coordinating activity and advising on limitations
  • Maintain professional communication with project managers, contractors, consultants, customers and client representatives
  • Provide health and safety information to contractors, including client protocols and JLL EHS requirements
  • Inspect work equipment within competency
  • Monitor contractors and equipment to ensure method statements and risk assessments are followed
  • Carry out workplace inspections per JLL and client requirements
  • Take action on sub-standard performance
  • Coordinate with FM infrastructure teams for handover of completed works
  • Ensure refresher training for safety-critical roles at regular intervals
  • Promote continuous improvement in service provision
  • Ensure compliance with JLL and BP Environmental, Health & Safety policies and local, national or European EHS requirements
  • Escalate critical incidents to Site Manager as needed
  • Support Supervisors and help the technical team build resilience
  • Support QHSE, operational and client standards across all activities
  • Promote a Health & Safety culture and ensure documentation, training and service sheets support this
  • Maintain compliance policies and procedures
Logbooks and documentation
  • Manage logbooks: contract reference, Health & Safety, Electrical Safety, Water Management, Fire Safety, Environmental, F Gas and other services
  • Keep documentation up to date; perform monthly audits and close actions
  • Be point of contact for internal and external audits (QHSE, Technical, BS standards)
  • Organise and chair monthly team meetings
  • Advise and support TSM and ESM with BAU activities, projects and strategies
  • Develop and implement BOS processes to guide team performance
  • Improve policies and operations; ensure safe working practices are adopted with supporting documentation
  • Assist with control of works operations; provide guidance and asset information on lifecycle; liaise between project and technical teams
  • Procure PPE and tools; review monthly/annual inspections of access equipment
  • Coordinate statutory compliance (maintenance and insurance), including LV/LV tests, MEWP LOLER, access equipment, emergency lights
  • Assist with managing catering contractors and provide monthly updates
  • Sub-contractor management, compliance and log book audits; coordinate contractor activities and RAMS reviews
  • Obtain quotes and remedials; ensure asset information and lifecycle plans are current
  • Support annual reviews and audits of service suppliers
Water Management
  • Assist appointed Responsible Person for water management; control of Legionella; ensure activities per L8 ACOP schedule
  • Carry out quarterly audits on gas safety, insurance and logbooks; plan actions following contractor recommendations
Knowledge, skills & qualifications
  • Building Services knowledge

  • City & Guilds or equivalent in FGAS, Catering, Electrical; minimum standard in Construction or related discipline
  • SMSTMS / IOSH / NEBOSH certification desirable
  • Supervisory experience of contractors for remedial service and maintenance
  • Computer literate; MS Office, MS Project; familiarity with bespoke databases
  • Experience in a similar role within a large diverse organisation; track record delivering and monitoring EHS activities
  • Excellent knowledge of Health, Safety and Environmental issues; ability to interpret policy and legislation and apply across practices
  • Experience in a continuous improvement culture preferred
  • Minimum of 5 years’ experience with a recognised apprenticeship
  • Understanding of complex systems; building automation and plant operations
  • Ability to read system drawings and understand related disciplines
  • HSE ISO understanding and management of compliance
