Job Description

We are recruiting on behalf of a client who is looking for an experienced Mechanical FM Contracts Manager (HVAC bias). As a Mechanical FM Contracts Manager, you will be responsible for the operational and financial performance of mechanical maintenance contracts. You’ll lead a team of engineers and subcontractors, ensuring compliance, customer satisfaction, and high service standards across HVAC, plumbing, heating, and associated systems.

Responsibilities:
  1. Manage multiple mechanical FM contracts, ensuring delivery meets SLAs, KPIs, and budgets.
  2. Lead, motivate, and support a team of mechanical engineers and supervisors.
  3. Act as the primary client liaison – building strong, professional relationships.
  4. Prepare and manage P&L, forecasts, and financial reporting for assigned contracts.
  5. Oversee planned and reactive maintenance, ensuring compliance with statutory regulations.
  6. Coordinate subcontractor activities and ensure quality assurance across all works.
  7. Drive continuous improvement and energy efficiency across sites.
  8. Prepare risk assessments, method statements, and technical reports where required.
  9. Ensure Health & Safety compliance is always maintained.
  10. Participate in contract mobilisations and renewals, including tender support if needed.
Key Requirements:
  • Proven experience managing mechanical FM contracts in a commercial or industrial setting.
  • Strong technical background in HVAC, plumbing, and/or mechanical building services.
  • Minimum HNC/HND or equivalent in Mechanical Engineering or Building Services.
  • IOSH/NEBOSH certification.
  • Excellent client-facing and communication skills.
  • Strong financial acumen with experience in budgeting and reporting.
  • Knowledge of CAFM systems and maintenance planning tools.
  • Ability to lead and develop high-performing teams.
