Overview

Job Title: Contracts and Small Works Manager
Reports To: Operations Management Team / Managing Director
Location: Crayford office, with travel to sites and satellite offices as required
Hours of Work: Monday – Friday, 08:00 – 17:00
Salary: £60,000/£65,000.00 (depending on qualifications and experience)

Due to significant growth, we are seeking an experienced Contracts and Small Works Manager to support several high-profile contracts. This is an exciting opportunity for ambitious candidates who are looking to further develop their careers with strong mentorship and clear progression pathways.

The successful candidate will ideally have experience in a similar role, with technical qualifications advantageous but not essential. You will manage all aspects of contract delivery, working closely with Project and Operations teams, engineers, subcontractors, and clients.

This role is primarily based at the Crayford office but will require travel across London, the South East, Home Counties, and occasionally further afield. Flexibility in working hours will be necessary to meet business needs.

Key Responsibilities
  • Provide day-to-day management, support, and technical assistance to field-based engineers.
  • Mobilise PPM contracts, including asset register updates, 60-day reporting, RAMS creation, and arranging documentation.
  • Manage planned and reactive M&E operations across multiple sites.
  • Quote and deliver small works projects (Heating, Air Conditioning & M&E) up to £300,000.
  • Oversee Mobile Engineers and a Contract Supervisor.
  • Ensure service delivery, compliance, and quality standards are consistently achieved.
  • Attend and contribute to weekly management and monthly finance meetings.
  • Carry out life cycle costing, KPI/SLA audits, and engineer work audits with improvement plans.
  • Identify staff training needs and conduct regular team meetings.
  • Manage subcontractors and ensure delivery targets are met.
  • Build and maintain strong client relationships through regular meetings and reporting.
  • Drive statutory compliance and Health & Safety management across all sites.
  • Undertake HR responsibilities including appraisals, investigations, return-to-work meetings, and recruitment activities.
  • Manage callout rota and act as Callout Manager when required.
  • Produce monthly management reports and assist with tenders, risk assessments, and specifications.
  • Support business growth through sales targets, developing new enquiries, and attending company events.
Essential Background & Experience
  • Proven experience in a similar contract management role.
  • Strong track record in delivering multi-site Hard FM Service contracts.
  • Supervisory experience with responsibility for teams and contract performance.
  • Trade background in Heating, Air Conditioning, or Electrical (advantageous).
  • Proficiency with IT systems, particularly Microsoft Office (Word, Excel, Outlook, PowerPoint).
