Qualifications

The position: The Make Ready is responsible for the efficient and timely preparation of apartment units to be re-leased, by performing turn of all vacant units, while meeting established quality standards.

Responsibilities
  • Follows the make-ready checklist to complete necessary repairs and improvements to apartment homes prior to resident move-in, as directed by the Supervisor or manager
  • Inspects sheetrock and makes repairs; caulks and seals windows, sink areas, toilets, bathtubs, and showers; and performs touch-up paint
  • Maintains an inventory of supplies and equipment needed for make-ready tasks
  • Cuts expenses by fixing rather than replacing parts, and avoiding being wasteful with supplies
  • Assists with property curb appeal by picking up trash, pressure-washing, performing general cleaning, and painting, as needed
  • Complies with safety and risk-management policies by participating in the safety meetings, OSHA training, and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately
  • Delivers a high level of customer service by treating residents and others with respect and completing assigned work with efficiency and urgency
  • Performs other duties, as assigned
Qualifications

Education & Experience:

  • High school diploma or equivalent
  • At least 1 year of experience in maintenance or related field, preferred
  • General knowledge in a variety of skilled trades including construction/installation, repair, and maintenance, drywall, basic carpentry, and make-ready
  • HVAC experience a plus but not required
  • Ability to work efficiently and meet deadlines
  • Good organizational skills and attention to detail

Physical Requirements:

  • Must be able to walk, stand, climb stairs or ladders and access various areas of the property
  • May be required to push or pull items and reach overhead
  • May be required to bend, stoop or kneel
  • May require dexterity of hands and fingers and ability to grasp tools
  • Must be able to see to perform inspections and read computer screens
  • Must be able to hear and understand verbal communications in person and over the phone or computer
  • May occasionally be required to lift or carry items weighing up to 25 pounds.
  • Must be able to operate a computer, keyboard, mouse and other office equipment

Work Environment:

  • This role is based on site primarily indoors but may require that the employee spend some time outside with exposure to the elements.
  • May require working in confined spaces, heights and potentially hazardous areas.

Compensation

The pay: The anticipated pay range for this make ready opportunity is $17-$19 an hour plus monthly bonuses and competitive benefits package.
