JOB DESCRIPTION SUMMARY
The Maintenance Technician contributes to an exceptional resident experience by performing repairs, maintenance tasks, and ensuring statutory compliance of the building fabric and mechanical and electrical systems. This includes inspecting, diagnosing faults, and undertaking minor repairs and decorations to the building(s), grounds, and equipment.
Key Responsibilities
- Work as part of a friendly and supportive team to ensure high standards of cleanliness and maintenance throughout the community.
- Communicate effectively with residents, clients, and colleagues, demonstrating understanding and initiative.
- Maintain services within budget and resource parameters.
- Monitor the electronic maintenance reporting system daily, ensuring tasks are completed on time and to a high standard, and communicate with tenants as required.
- Administer property maintenance records in accordance with company policies.
- Maintain adequate levels of spares, stock, and supplies for effective planning.
- Respond to out-of-hours calls that require on-site presence, referring to contractors as needed.
- Undertake repairs and maintenance including plumbing, joinery, carpentry, painting, lighting, and statutory testing.
- Prioritize health and safety, responding appropriately and timely.
- Move furniture and heavy items as required.
- Inspect and maintain communal areas, refuse, and recycling facilities.
- Coordinate contractors executing minor works, monitor their performance, and retain relevant records.
- Assist in managing community works and ensuring high security standards.
- Supervise external contractors, ensuring compliance with policies and carrying out statutory checks.
- Maintain grounds and gardens, supervise external contractors, and ensure cleanliness and safety.
- Manage statutory testing records, including PAT testing, fire alarm tests, and evacuations.
- Follow safety guidelines and report incidents or accidents promptly.
- Review risk assessments regularly.
- Maximize utility efficiency and ensure all tasks are performed to high standards.
Key Relationships
Knowledge & Qualifications
- Educated to O’ Level / GCSE or equivalent with strong written and numerical skills.
- Awareness of health and safety requirements.
- Recognized trade qualification (e.g., Building Crafts Operative Certificate, City and Guilds, NVQ) is desirable.
Experience & Skills
- Experience in domestic residential repairs and maintenance or residential construction, preferably in plumbing, electrical, or carpentry.
- Fluent in English, both verbal and written.
