Job Description
Job Summary:
This position performs technical and mechanical work to ensure the physical aspects of buildings, grounds, amenities, and common areas meet the company's standards for cleanliness, appearance, safety, and functionality.
Essential Responsibilities:
- Complete work orders from service requests and perform preventative maintenance by diagnosing issues and making repairs according to policies, procedures, safety standards, and codes.
- Prepare vacant apartments for leasing by conducting pre-move-out inspections, creating a punch list of maintenance needs, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
- Access and obtain materials, supplies, and tools from the maintenance department, track inventory, and notify supervisors for reordering.
- Document service requests accurately and promptly for tracking and record-keeping.
- Maintain grounds and common areas by cleaning, pressure-washing, painting, and debris removal as needed.
- Support cost-saving initiatives by repairing rather than replacing parts, minimizing waste, and using tools and materials correctly.
Other Responsibilities:
- Follow safety and risk management policies, attend safety meetings, complete required safety training, and report incidents promptly.
- Inspect work performed by contractors and vendors to ensure quality and compliance.
- Conduct routine property inspections to identify safety concerns and communicate needs to management.
Organizational Responsibilities:
- Ensure compliance with policies, procedures, and regulations, reporting violations as needed.
- Practice safety techniques and report malfunctions or injuries immediately.
- Suggest improvements to enhance efficiency and productivity.
- Stay informed about industry changes through training and professional resources, applying new knowledge to responsibilities.
Working Conditions:
Work in an office environment with physical demands including standing, walking, sitting, bending, climbing, reaching, carrying objects, and working in various weather conditions.
Physical Demands:
Work may require lifting up to 25 pounds alone and 50 pounds with assistance, working outdoors in all weather, and working flexible hours including evenings, weekends, and holidays.
Required Licenses or Certifications:
- EPA Type I and II or Universal refrigerant recycling certifications.
- State and local jurisdiction certifications as required.
- Valid driver’s license to operate golf carts on the property.
Knowledge, Skills, Abilities:
- Knowledge of safe use and maintenance of hand tools, power tools, and mechanical equipment.
- Reliable cellular device for on-call communication.
- Logical problem-solving skills.
- Customer service and interpersonal skills to interact effectively with clients and team members.
- Effective communication skills, including reading, writing, and speaking.
- High school diploma, GED, or equivalent experience or training.
