Job Description:
To contribute to an exceptional resident experience through high standards of repairs and maintenance, ensuring prompt response times, quality of service, and effective communication. Responsibilities include inspecting and diagnosing faults, undertaking minor repairs, and maintaining the building, grounds, and equipment.
Key Responsibilities:
- Work as part of a supportive team to deliver high-quality service to residents.
- Communicate effectively with residents, clients, and colleagues, understanding issues and responding within agreed timelines.
- Support apartment turnovers, including painting, decorating, bathroom repairs, appliance checks, and basic HVAC testing.
- Assist in moving furniture and heavy items as required.
- Manage maintenance requests, schedule appointments, and handle communications professionally and promptly.
- Assist with pre-move out inspections and turnover processes.
- Maintain services within budget and resource constraints.
- Process purchase orders and invoices for vendors and contractors.
- Create and update work orders, ensuring completion and review.
- Administer property maintenance records according to company policies.
- Maintain inventory of parts and materials, coordinating procurement as needed.
- Perform repair and maintenance tasks, including plumbing, carpentry, painting, and statutory testing.
- Respond to health and safety issues promptly.
- Inspect and maintain communal areas, waste facilities, and building safety.
- Monitor contractor performance, ensure compliance with safety procedures, and manage documentation.
- Respond to emergency calls outside office hours as part of an on-call rota.
- Assist with community works and statutory checks.
- Ensure regular testing and inspections are completed and records maintained.
- Maximize utility efficiency and ensure proper safety practices.
About You:
- Educational background to O Level/GCSE or equivalent, with strong written and numerical skills.
- Awareness of health and safety requirements.
- Trade qualification such as NVQ, City and Guilds, or equivalent.
- Experience in decorating and residential repairs.
Skills and Experience:
- Experience in residential repairs or construction, with skills in plumbing, electrical, or carpentry trades.
- Fluent in English, both verbal and written.
- Strong organizational skills, ability to multitask and prioritize.
- Friendly, professional demeanor with good communication skills.
- Ability to work independently and as part of a team.
- Cost-effective problem-solving skills.
- Numerical proficiency for managing budgets and records.
