Residential Living Recruitment is seeking an experienced Maintenance Technician to join an on-site team at a flagship luxury Build-to-Rent development in Birmingham. You will manage preventative maintenance, collaborate with contractors and uphold high safety and presentation standards for residents.

• Carry out general maintenance, reactive repairs and pre-let works across apartments and communal areas.
• Identify faults, resolve day-to-day maintenance issues and ensure all work is completed to a high standard.
• Undertake routine building inspections and address issues affecting the condition, safety and presentation of the development.
• Maintain high standards across all internal and external areas, ensuring the building remains safe, functional and well presented.
• Support compliance with the Building Safety Act and relevant health and safety requirements.
• Assist with maintaining accurate compliance records, maintenance logs and building safety documentation.
• Monitor statutory inspections and PPM schedules, ensuring outstanding actions are followed up.
• Identify and report potential risks, defects and safety concerns, escalating issues where required.
• Support contractor RAMS reviews and permit-to-work procedures where authorised.
• Assist with the delivery of planned preventative maintenance across building plant, equipment and systems.
• Carry out routine inspections, identify maintenance requirements and coordinate remedial works.
• Maintain a working knowledge of BMS, access control, CCTV, heating, cooling and other building systems.
• Keep maintenance records and technical documentation up to date.
• Liaise with contractors and service providers to coordinate maintenance works and ensure standards are met.
• Monitor contractor performance, inspect completed works and follow up outstanding issues.
• Support quotations, small projects and building improvement works, keeping the Maintenance Manager informed of progress.
• Respond to maintenance requests raised by residents, concierge and the management team.
• Maintain the cleanliness, safety and presentation of communal areas, plant rooms and external spaces.
• Provide a professional and helpful service to residents, supporting a high-quality living environment.
• Assist with apartment inspections, move-ins, move-outs and pre-let preparations where required.

We are seeking an experienced and proactive Maintenance Technician to join the on-site team at a flagship luxury Build-to-Rent development in Birmingham.

This is an excellent opportunity for a hands-on maintenance professional who takes pride in maintaining a building to the highest standards, with the technical ability to carry out general repairs and the knowledge to support wider building maintenance, health and safety, and compliance responsibilities.

This role combines day-to-day practical maintenance with a greater level of responsibility for building safety, planned preventative maintenance (PPM), contractor management and statutory compliance. A strong understanding of the Building Safety Act and its implications for residential buildings will be particularly important.

The successful candidate will be confident working independently, identifying issues before they escalated, coordinating contractors and ensuring the building remains safe, compliant and beautifully presented for residents.

Key Responsibilities

Maintenance & Repairs
