Job summary

A leading housing association in Surrey is seeking a Maintenance Surveyor to manage inspections and contractor performance. Your responsibilities will include overseeing quality compliance, budget management, and ensuring excellent customer satisfaction. The ideal candidate will hold a Diploma in Surveying and have experience in housing repairs. This position offers a competitive salary of £29.50 PAYE / £38.00 Umbrella LTD.

Overview

Maintenance Surveyor - Housing Association in Surrey

Salary: £29.50 PAYE / £38.00 Umbrella LTD (Inside IR35)

Hours: 36 hours per week

Contract: 3-6 Month Contract

Responsibilities
  • Carry out diagnostic inspections, technical surveys and post-inspections, producing clear reports.
  • Oversee and manage contractor performance on repairs, voids, FRA and complex works to ensure quality, compliance, and value for money.
  • Manage disrepair claims, environmental health orders, and insurance inspections.
  • Ensure effective budget control of approx. £2m within your region, reviewing contractor invoices and challenging costs where necessary.
  • Support handover of new developments, ensuring quality control and managing defect periods.
  • Maintain excellent customer satisfaction, engaging with residents, leaseholders, contractors and internal stakeholders.
  • Ensure health & safety compliance across all works, including asbestos awareness and CDM responsibilities.
Requirements
  • Diploma in Surveying, Property and Maintenance (Level 3) or equivalent.
  • Membership of RICS, CIOB, or another relevant professional body.
  • Experience in housing, repairs & maintenance, contractor management and compliance.
  • Strong knowledge of building construction, health & safety, regulatory standards, and asset management.
  • Excellent communication, reporting and negotiation skills.
  • Ability to prioritise workloads, manage small projects, and work to deadlines.
