Job summary

Monmouthshire Housing Association is seeking a dedicated repairs and maintenance professional to support and deliver a responsive service to tenants and leaseholders. The role encompasses diagnosing disrepair, overseeing minor to medium works, advising the in-house Building Services Team, and managing voids and alterations.

You will participate in out-of-hours duties to ensure emergency repairs are covered.

Qualifications

• Experience managing repairs and maintenance services in housing.
• Knowledge of housing management regulations and service standards.
• Ability to write clear specifications and manage contractors.
• Experience with void inspections and cost estimation.
• Willingness to work as Duty Officer on a rota for emergencies.

Responsibilities

• Diagnose and remedy disrepair (damp/mould) via inspections aligning with regulations and standards.
• Lead or support minor/medium-value works including diagnosis, specs, value-for-money and contractor oversight.
• Provide technical advice to Building Services Team and Housing/Communities colleagues.
• Manage void process including pre-void inspections and costed works per SORs.
• Handle alteration requests, boundary disputes and party wall issues.
• Provide out-of-hours cover as Duty Officer on a rota for emergencies.

Job description

Provide a responsive and flexible repairs and maintenance service to MHA tenants and leaseholders.

• Diagnose and remedy disrepair (particularly damp and mould) via inspections ensuring a high quality service based on relevant housing management regulations and service standards
• Effectively delivery (and/or support the delivery of) minor/medium value works projects including diagnosis, specification writing, ensuring value for money and effective contractor management resulting from reactive repairs, ad-hoc major works, voids, planned maintenance and improvements.
• Provide technical advice, support and guidance to MHA's in house Building Services Team and to Housing and Communities colleagues
• Manage the void process to include pre-void and void inspections and specification writing using SOR's to ascertain and cost works required.
• To deal with alteration requests, boundary disputes and party wall issues
• Provide out of hours cover as Duty Officer on a rota basis to support our emergency responsive repairservice.
