Report To: Head of Maintenance and General Manager
Working Hours: 09:00 – 17:00, Monday-Friday (and emergencies)

Experience & Skills – Essential
- Experience of undertaking repairs and maintenance in a domestic residential environment or as a general builder/residential construction in trades such as plumbing, electrical, or carpentry.
- Fluent English verbal and written communication skills.
- Helpful, friendly personality with effective communication skills, demonstrating professionalism, courtesy, and helpfulness towards colleagues.
- Good team player with a positive approach and ability to work with little supervision.
- Ability to determine cost-effective solutions to repairs.
- Experience supervising contractors and supplier attendance.
- Excellent organization skills with the ability to multitask and prioritize.
Knowledge & Qualifications
- A recognised trade qualification such as Building Crafts Operative Certificate, City and Guilds, or NVQ relevant to residential repairs and maintenance.
- A reasonable level of general education, preferably to O’ Level / GCSE or equivalent, with demonstrable written and numerical skills.
- Experience in decorating and repairing walls and ceilings.
- Knowledge of H&S requirements on site and/or related qualifications.
Key Responsibilities
- Work as part of a supportive team to ensure high standards of cleanliness and maintenance throughout the property.
- Communicate effectively with customers, clients, and colleagues, understanding issues and responding accordingly.
- Monitor the electronic maintenance reporting system (Basecamp), ensuring tasks are completed to a high standard and within appropriate timeframes, and correspond with tenants when required.
- Administer property maintenance records in accordance with company policies and procedures.
- Maintain adequate levels of spares, stock, and supplies, with effective forward planning.
- Respond to calls outside office hours for emergencies or urgent issues.
- Undertake repair and maintenance tasks such as plumbing, joinery, carpentry, painting/decorating, lighting maintenance, and statutory testing.
- Respond promptly to health and safety matters.
- Inspect and maintain common parts of the site, including refuse and recycling facilities, completing daily/weekly checklists.
- Coordinate contractors and suppliers executing minor works on-site.
- Monitor subcontractor performance, retain records of site operations, RAMS, and permits to work.
- Supervise external contractors and ensure compliance with policies.
- Ensure statutory insurance and qualification checks are up-to-date.
- Manage external grounds, ensuring they are well maintained and hazard-free.
- Maintain statutory testing records on Pyramid platform, including PAT testing, emergency lighting, fire alarm tests, and evacuations.
- Practice proper safety techniques in line with company guidelines.
- Report incidents or accidents and document them correctly using the H&S platform.
- Review and update site risk assessments as necessary with the GM.
