About the Role:CBRE Global Workplace Solutions is a leading global provider of integrated facilities and corporate real estate management.Reporting to the Technical Services Manager, the Maintenance Technical Supervisor will be responsible for the day-to-day supervision, coordination and delivery of all planned preventative maintenance (PPM), reactive maintenance, statutory compliance activities and minor works across the Walton Oaks campus.The role provides frontline leadership to the onsite engineering team and acts as the primary technical point of contact for operational maintenance matters. The Maintenance Technical Supervisor will ensure all engineering services are delivered safely, efficiently and in accordance with contractual KPIs, legislative requirements and operational standards.Working closely with the Technical Services Manager, Facilities Manager, Helpdesk, contractors and client stakeholders, the role will support asset reliability, building performance, compliance management and continuous improvement initiatives across mechanical, electrical, HVAC, BMS and building fabric systems.What You’ll Do:Team Leadership & Supervision ? Supervise and coordinate the daily activities of the engineering team. Allocate PPM, reactive and project tasks to engineering resources. ? Monitor individual and team performance and provide technical guidance, coaching and support to engineers. ? Monitor individual and team performance against contracted KPIs and SLAs. ? Conduct toolbox talks, team briefings and performance reviews as required. ? Act as duty supervisor during periods of Technical Services Manager absence.Engineering Operations? Ensure the effective delivery of all planned preventative maintenance activities in accordance with the maintenance schedule and SFG20 principles. ? Monitor completion rates and quality of PPM tasks through the CAFM system. ? Coordinate and prioritise reactive maintenance activities to minimise disruption to site operations. ? Provide technical support for fault diagnosis, repairs and root cause analysis. ? Review completed work orders to ensure accuracy and compliance with contractual requirements. ? Ensure all engineering records and maintenance documentation are completed and maintained.Compliance & Statutory Maintenance? Support the Technical Services Manager in maintaining full statutory compliance across site assets. ? Ensure all maintenance activities are carried out in accordance with current UK legislation and CBRE policies. ? Manage the permit-to-work system and ensure works are completed safely. ? Conduct regular audits of plant rooms, engineering areas and critical infrastructure. ? Ensure records relating to electrical safety, HVAC, water hygiene, pressure systems, fire systems and life safety equipment are maintained and available for audit. ? Support internal and client compliance inspections and audits.Contractor Management? Coordinate specialist subcontractors undertaking planned and reactive works. ? Review contractor RAMS and issue permit documentation prior to works commencing. ? Supervise contractor activities to ensure safe systems of work are followed. ? Verify quality of completed works and ensure close-out documentation is received. ? Identify opportunities for service improvement and contractor performance enhancement.Asset & Building Performance? Assist with maintaining the site asset register and planned maintenance programmes. ? Identify equipment reliability issues and recommend corrective actions to Technical Services Manager. ? Support lifecycle planning and asset replacement strategies. ? Monitor building systems performance including HVAC, BMS, lighting and energy consumption. ? Assist with the implementation of energy-saving and sustainability initiatives.Health, Safety & Environmental Management? Lead by example in promoting a positive health and safety culture. ? Ensure compliance with CBRE, client and statutory health and safety requirements. ? Support incident investigations and corrective action reviews as required. ? Ensure plant rooms, workshops and engineering service areas remain safe, secure and organised. ? Maintain awareness of environmental obligations and sustainability objectives.Client & Stakeholder Management? Develop and maintain effective working relationships with stakeholders. ? Attend operational meetings and provide engineering updates as required. ? Act as the first escalation point for technical maintenance issues. ? Support delivery of excellent customer service and client satisfaction.Continuous Improvement? Support Technical services manager with driving improvements in CAFM utilisation, maintenance effectiveness and reporting quality. ? Identify opportunities to improve asset reliability and engineering efficiency. ? Support implementation of best practice engineering standards across site. ? Promote innovation, knowledge sharing and continuous development within the engineering team.What You’ll Need:Education & QualificationsEssential ? City & Guilds, NVQ Level 3, HNC/HND or equivalent qualification in Electrical, Mechanical or Building Services Engineering. ? Recognised engineering apprenticeship or equivalent practical experience. ? Good understanding of current health and safety legislation. ? Full UK Driving Licence.Desirable ? IOSH Managing Safely. ? NEBOSH General Certificate. ? 18th Edition IET Wiring Regulations. ? HV/LV Authorised Person or experience supporting AP duties. ? F-Gas, HVAC or BMS qualifications.SkillsEssential ? Strong working knowledge of electrical, mechanical and HVAC systems. ? Ability to diagnose technical faults and provide effective solutions. ? Excellent organisational and planning skills. ? Strong communication and stakeholder management abilities. ? Competent user of CAFM/CMMS systems. ? Proficient in Microsoft Office applications including Excel, Word and Outlook. ? Ability to prioritise workload and manage multiple workstreams. Desirable ? Understanding of asset lifecycle management. ? Basic technical drawing interpretation skills.Knowledge & ExperienceEssential ? Minimum 5 years' experience within a technical facilities management or building services environment. ? Previous supervisory or team leadership experience. ? Experience managing planned and reactive maintenance within a corporate or commercial environment. ? Strong understanding of statutory compliance and engineering standards. ? Experience supervising specialist subcontractors. ? Experience working within KPI and SLA-driven environments.Desirable ? Experience within a pharmaceutical, life sciences, laboratory or critical environment. ? Experience supporting energy reduction and sustainability initiatives. ? Knowledge of SFG20 maintenance standards. ? Experience within a CBRE or outsourced FM environment.Role Requirements: ? Full-time, 40 hours per week. ? Core working hours typically 07:00 to 16:00 with flexibility to support operational requirements on late rota (10:00 to 19:00) ? Mandatory participation in the engineering on-call rota. ? Occasional out-of-hours and weekend working required to support critical maintenance activities and shutdowns. ? Based at Walton Oaks, Tadworth, with responsibility for supporting all engineering operations across the campus.
