We are currently seeking a Maintenance Supervisor with proven skills to oversee an apartment community in Brandon, Florida.

1. General knowledge of apartment maintenance is required.
2. Responsible for property upkeep, including making ready apartments, managing work order tickets, handling emergency maintenance calls, and other projects.
3. Supervise a maintenance team, motivate team members, and delegate responsibilities effectively.
4. Schedule and complete preventative maintenance projects promptly.
5. Conduct all safety inspections on time, weekly and monthly.
6. Attempt to perform repairs in-house whenever possible.
7. Complete turnover work in vacant apartments, including painting, cleaning, and maintenance.
8. Address service requests promptly, typically within 24 hours, covering plumbing, heating, electrical, HVAC, carpentry, lock & key, painting, landscaping, roofing, window repairs, and appliance repairs.
9. Maintain curb appeal daily by removing trash, inspecting sprinkler systems, and controlling weeds. Report grounds issues to the maintenance supervisor for landscaping assistance.
10. Respond to emergency calls according to priority, including evenings, weekends, and holidays.

Requirements:

• High school diploma or equivalent.
• Valid driver’s license and reliable vehicle.
• HVAC certification is required.
• 3-5 years of relevant experience.
