As a Maintenance Operative, you will be responsible for delivering the best experience to our customers by providing a pro-active and responsive repair and maintenance service, ensuring that faults and maintenance requests within the accommodation are dealt with in a timely manner.

Duties and Responsibilities

• Undertake repair and maintenance tasks to a high standard, including plumbing, joinery, electrical work, painting, and decorating. Supervise subcontracted aspects as needed.
• Carry out and close reactive maintenance jobs promptly and to a high quality.
• Maintain a high level of maintenance and cleanliness for all residents.
• Respond to health and safety matters promptly.
• Keep accurate maintenance and health and safety records.
• Perform PPM checks (e.g., emergency lighting, fire alarms).
• Assist with daily visual health and safety inspections.
• Support and monitor risk assessments.
• Report all health, safety, welfare, and security concerns to the Line Manager.
• Carry out redecoration and repairs in apartments and communal areas.
• Identify potential areas for future work and communicate them accordingly.
• Complete all required paperwork and procedures per company policy.
• Escort contractors working on site.
• Conduct building audits, including health & safety and compliance checks.
• Assist with periodic and tenancy end inspections and related maintenance tasks.
• Prepare apartments for new tenants.
• Support CapEx improvement works and schedules.
• Respond effectively to emergencies and urgent issues, participating in the maintenance call-out rota.
• Manage and achieve KPIs set by the line manager.
• Coordinate with the management team to prepare amenity spaces for events.

Attributes & Skills

• Experience in domestic electrical, plumbing, or general maintenance is advantageous.
• Relevant qualifications in plumbing, joinery, or electrical systems are preferred.
• Thorough understanding of Health & Safety legislation and its application.
• Experience with building mobilisation is beneficial.
• Well-organized with problem-solving skills, able to prioritize and work under pressure.
• Ability to meet deadlines and deliver quality work.
• Strong team player, confident to suggest ideas and support colleagues.
• Attention to detail and ownership of tasks.
• Professional appearance, confident, and outgoing.
• Excellent verbal and written communication skills.
• Fluent in English, culturally aware, and adaptable in communication style.

Hours of Work

• 40 hours per week
• Monday – Friday with one Saturday in five on a rota basis
