Job summary

Abbeyfield Living Society in Formby is seeking a Maintenance Operative to carry out day-to-day repairs across the building, maintain plant and equipment, undertake painting and decoration of void flats, and coordinate simple fixes with contractors as needed. The role suits practical individuals with strong DIY skills, good communication, and the ability to work independently or as part of a team.

It is a permanent 25-hour week (9am–2pm) with a salary of £17,407–£17,537 and DBS and right-to-work

Responsibilities

• Provide first response to repairs, identify fault and repair or refer to contractor.
• Carry out day-to-day repairs and maintenance of building, fixtures and equipment; decorate void flats.
• Complete checks of equipment (plant and other) regularly.
• Perform routine fire safety checks and adhere to health & safety policies.
• Check lighting and report electrical faults; replace bulbs as needed.
• Place orders for repair materials and ensure paperwork and SOPs are up to date.

Role: Maintenance Operative

Location: Halcyon House, Formby, L37 3LU. Contract: Permanent. Hours: 25 Hours. Monday - Friday. 9am - 2pm. Pay rate: £17,407 - £17,537.

The Role of Maintenance Operative

• To provide first response to all repairs to identify the fault and repair or refer to Asset Management/nominated contractor.
• Carrying out day to day operational repairs and maintenance of the building, its fixtures and fittings and its equipment. This will include painting and decoration to rented flats as they become void.
• Complete checks of all specified equipment (plant and other) on a regular basis.
• Routine testing within policy and procedure for fire checks and relevant health & safety policies
• Checking all lighting, inside and outside the scheme to ensure lights are operational and a VFM service is provided. Replace bulbs and report any electrical faults to management.
• Carrying out minor repairs in tenanted flats and in leasehold flats where required.e.g. replace light bulbs, hang pictures/mirrors etc.
• Placing orders for repair and maintenance material, tools and related goods.
• Ensuring all relevant paperwork and documentation is kept current, that SOPs are updated as circumstance or legislation dictates.
