Job summary

Carter & Reeve Recruitment is seeking a Maintenance Team Manager to lead a maintenance function for a UK property guardianship provider. You will oversee 10+ operatives and contractors, ensuring safety, compliance, and timely maintenance across portfolios.

The role requires a strong focus on KPI delivery, budget adherence, and safe operations, with a track record in planning maintenance programmes and RAMS/COSH reporting.

Qualifications

• 5+ years managing a maintenance or facilities team of 5+ people
• 2+ years in residential/commercial or mixed property portfolios

Responsibilities

• Lead and manage the Maintenance Team to meet departmental objectives
• Plan, allocate and monitor workloads to maximise productivity
• Ensure resources are available to meet demand
• Recruit, induct and develop maintenance operatives and contractors
• Conduct regular performance reviews and manage underperformance
• Ensure maintenance works meet high standards and service levels
• Keep properties safe, compliant and fit for occupation
• Manage reactive, planned and preventative maintenance programmes
• Ensure bailiff evacuations are attended and carried out effectively
• Prioritise and resolve emergency maintenance issues promptly
• Carry out regular quality inspections
• Support the maintenance team with operational duties
• Ensure compliance with Health & Safety legislation
• Own operational KPIs
• Ensure cross-department collaboration
