Your duties will include:
  1. Carrying out day-to-day maintenance and improvements on the fabric of the building, its services, and grounds to ensure the Home is maintained in a safe and efficient functional order.
  2. Managing maintenance budgets accordingly.
  3. Planning and supervising maintenance activities throughout the home.
  4. Reporting and addressing any known defects to appliances, damaged furniture/equipment, or potential hazards to the Property Manager.
  5. Maintaining the interior and exterior of the Home, including sheds, outbuildings, waste areas, snow clearance, grass cutting, and outdoor signage.
  6. Performing basic plumbing and electrical maintenance.
  7. Cleaning and tidying general areas and assembling furniture.
  8. Carrying out decoration tasks as required to maintain standards.
  9. Testing fire alarm systems weekly, checking call points, exits, and emergency lighting, and recording results.
  10. Ensuring ventilation units and lighting are clean and functioning; replacing defective bulbs or diffusers.
  11. Testing portable appliances and water temperatures for Legionella control as specified.
  12. Maintaining a Maintenance Book for recording defects and repairs.
  13. Assisting with deliveries, monitoring goods, and maintaining inventory of furniture, fittings, and equipment.
  14. Performing any other reasonable tasks assigned.
