Job Purpose: The Maintenance Manager will oversee the reactive and planned maintenance programmes across all Weldmar sites in Dorset, supporting specific project work as directed. Responsibilities include planning, scheduling, and supervising maintenance and refurbishment activities to ensure the efficient operation of buildings, grounds, vehicles, and equipment. This encompasses preventative and reactive maintenance, compliance with organizational, regulatory, and legislative standards, and resource and budget management.
The role involves sourcing and maintaining relationships with external contractors, supporting logistical planning, and managing the maintenance service and team. The Maintenance Manager will undertake daily planned preventative and reactive tasks.
Scope and Responsibilities:
- Report to the Facilities Lead and collaborate with the Facilities Compliance Coordinator to plan and organize maintenance activities.
- Develop and oversee maintenance schedules aligned with manufacturer recommendations, safety regulations, and healthcare standards.
- Conduct regular inspections and risk assessments, raising issues and proposing solutions.
- Support refurbishment programmes and project work, including moves and re-fits, under the guidance of project leaders.
- Manage the maintenance budget, track costs, and highlight concerns.
- Line manage and develop Maintenance Technicians.
- Serve as a super user of the in-house maintenance request system.
- Handle delegated budgets for maintenance and transport, with authority up to £1000 per purchase order.
- Be an authorized person for Medical Gas systems, with training provided.
- Act as the Weldmar Fire Officer responsible for fire safety and risk assessments, with training provided.
Key Tasks:
- Ensure regular checks of premises and equipment, identify deterioration, and implement corrective actions.
- Interpret layouts and drawings for fault diagnostics, maintenance, and installation tasks.
- Participate in developing the Maintenance Management System and triage maintenance requests.
- Produce reports for decision-making, considering strategic impacts on logistics.
- Develop and review policies and procedures, sourcing reliable contractors and maintaining necessary documentation.
Technical and Safety Responsibilities:
- Ensure compliance with healthcare and statutory requirements for plant and systems.
- Maintain proficiency with modern maintenance technology and perform minor repairs as competent.
- Ensure fire safety equipment is tested and maintained, deliver fire safety training, and conduct fire drills.
- Monitor and order medical gases, oversee waste disposal, and ensure vehicle maintenance and safety checks.
- Coordinate portable appliance testing across sites.
Leadership and Management:
- Manage the Maintenance Team, including recruitment, onboarding, supervision, and development.
- Participate in on-call rotas, manage absences, and work with volunteers for minor works.
- Manage contracts and procurement, negotiate terms, and oversee subcontractors.
- Provide technical support and liaise with suppliers across various systems, including HVAC, BMS, fire systems, and medical equipment.
