DEPARTMENT: Maintenance

SUPERVISOR: Maintenance Supervisor

SUMMARY

The purpose of the Maintenance Helper position is to assist the Maintenance Supervisor in maintaining a safe and functional physical environment for residents and facility staff.

DUTIES AND RESPONSIBILITIES:

The following represents the essential functions of the Maintenance Helper's role. This list is intended to be a general description of duties and responsibilities; however, it is subject to change according to the needs of the facility determined by the Administrator and/or Corporate Designee.

  • Performs facility maintenance under the supervision of the Maintenance Supervisor.
  • Keeps the physical plant in safe, working order.
  • Keeps Maintenance Supervisor informed of the status of facility maintenance projects.
  • Makes repairs timely and as efficiently as possible.
  • Checks maintenance log daily and completes tasks as instructed by Supervisor.
  • Is familiar with Louisiana Department of Health and State Fire Marshall regulations regarding maintenance, especially Life Safety Code requirements.
  • Maintains overall appearance of facility physical plant.
  • May obtain quotes for physical plant improvements.
  • Supervises contract work when needed.
  • Establishes and maintains accurate records of maintenance activities.
  • Identifies and corrects safety hazards.
  • May pressure wash building exterior, patios, driveways, and sidewalks. May repaint parking lot lines.
  • Properly uses and stores maintenance supplies, tools, and equipment.
  • Identifies and corrects potential safety hazards.
  • Informs Maintenance Supervisor of departmental needs and defective equipment.
  • Periodically assesses equipment for replacement/repair.
  • Practices conservation in using supplies and equipment.
  • Does not utilize supplies outside of manufacturers' specifications.
  • Maintains safeguards for the care, storage, cleanliness, and use of supplies, tools, and equipment.
  • Rounds the facility checking areas and equipment for cleanliness and operation.
  • Facility uses lock out/tag out policy/procedure to ensure staff and resident safety.
  • May assist in moving residents from room to room and preparing rooms for new admits.
  • For a shelter-in-place emergency, the Maintenance Helper may be required to stay on the premises. For an evacuation emergency, Maintenance Helper may be called out to assist or travel with residents to new locations. Maintenance Helper may also return to the facility with the Maintenance Supervisor to observe damage and condition of the physical plant after an evacuation.
  • The Maintenance Helper will assist with facility emergency preparedness in the event of a foreseen emergency.
  • The Maintenance Helper may participate in Daily QA (morning) Meetings, Monthly/Quarterly QA, Resident Council Meetings if requested, Care Plan Meetings upon request, in-service trainings, continuing education programs, and all other meetings called by Legacy or licensing entities.
  • Member of the Interdisciplinary Team (IDT Team).
  • May serve on the facility's Safety Committee.
  • May assist in set up for activities.
  • Maintenance Supervisor and Helper may rotate being on-call. If so, facility staff should be given information on who to call in the event maintenance is needed.
  • Must act in ways that promote professional and positive representation of the facility to the community.
  • Communicates in a professional and courteous manner using effective verbal and non-verbal communication skills with residents, their families, co-workers, and vendors.
  • Maintains confidentiality of department, resident, employee information, communication, and documentation as well as compliance with the Health Insurance Portability and Accountability Act (HIPAA) regulations.
  • Records working hours per company policy. Clocks in and out for all working/training hours.
  • Maintains compliance with Legacy's Compliance program and plan.
  • Adheres to Legacy's Code of Conduct and Dress Code.
  • These duties are not all-inclusive but provide minimum performance expectations which will be reviewed in the evaluation process. Supervisor may edit, alter, add to, or exclude duties and responsibilities based on the needs of the facility.
QUALIFICATIONS/ EXPERIENCE/ REQUIREMENTS:

Minimum Qualifications

  • Freedom from illegal use of drugs.
  • Freedom from use and effects of drugs and alcohol in the workplace.
  • Anyone found guilty by a court of law of abusing, neglecting, or mistreating individuals in a health care related setting are ineligible for employment in the position.

Education and/or Experience

  • High School Diploma preferred.
  • Experience in Long-Term care setting preferred, but not required.
  • Maintenance experience preferred as well as working knowledge of maintenance terminology/facility systems- PTACs, central AC units, generators, fire panels, sprinkler systems, electrical, plumbing, etc.
