Overview
To ensure all environmental conditions are maintained at all times with regard to critical building systems. To carry out Planned Preventative Maintenance (PPM), reactive and breakdown works to all mechanical and electrical systems within the site. Engineers must be able to demonstrate relevant knowledge of UPS, Generators, HV, PDU's, HVAC Systems, Crac units or equivalent, including the ability to fault find using graphical information and current alarm data.
Key Responsibilities
- Ensure that Planned Preventative Maintenance and Reactive maintenance is carried out to all client assets through operation of the Planned Preventative Maintenance System, and be proactive in highlighting areas where improvements can be made.
- Respond to reactive calls, including concessionary stores and fabric-related items.
- Ensure that accurate and comprehensive records are kept pertaining to Health & Safety, Building Compliance and Quality Assurance.
- Ensure that sub-contractors perform to meet the contract requirements. Administer sub-contractor work approvals and safe operation while repair or service is carried out on site.
- Operate a Permit to Work System in accordance with CBRE Quality, Health & Safety procedures and client requirements (or approved client system).
- Ensure that plant faults and defects are swiftly remedied to maintain plant in a serviceable order at all times.
- Ensure that suitable spares are available to carry out both maintenance and reactive works; provide parts lists and estimated timescales to carry out remedial works.
- Overview the building’s environmental conditions using the BMS System and utilise it to maintain acceptable internal conditions.
- Ensure that all relevant paperwork is completed regarding PPM, reactive and breakdown works and passed without delay to the contract administrator.
- Ensure that Method Statements and Risk Assessments are prepared, reviewed and utilised for all tasks (PPM and reactive) to ensure safe working practices.
- Maintain and develop good client relationships. Ensure the provision of a Safe and Healthy working environment.
- Wear the uniform and PPE at all times and present a professional image of CBRE to clients and visitors.
- Ensure assigned tasks are actioned and completed as appropriate.
- Undertake other tasks as defined and requested by local management. Ensure awareness and compliance with contractual KPI's/SLA's.
- Ensure the Computer Based Maintenance system (e.g., SAP, Concept) is kept up to date and that PPM and reactive tickets are closed with accurate data captured. Ensure up-to-date shift logs are kept at all times.
- Ensure that all plant rooms under CBRE responsibility are kept locked, clean and tidy.
- Arrange and provide holiday and sickness cover at short notice and be flexible in working patterns. Remain on site until relieved by incoming shift, or as agreed by account management. Undertake lone working when required, subject to satisfactory training.
- Ensure tasks are completed with appropriate H&S awareness and implementation.
Accountabilities
- Accountable to Shift Team Leader and the accounts management team.
- The post holder does not have any directly reporting staff.
Person Specification
- Education A good basic education is essential, with good written and spoken English and basic mathematical skills.
- Training Formally trained in Mechanical/Electrical/Refrigeration Building Services maintenance at apprentice level. Recognised Health and Safety qualification, such as IOSH. Basic skills on Building Management Systems are an advantage.
- Experience Essential: Experience of maintaining tight humidity & temperature control conditioned environments. Experience of maintaining all relevant mechanical and electrical equipment to clearly defined criteria. Working knowledge of building services systems/maintenance schedules.
