Key Responsibilities

1. Ensure that routine PPM is carried out on all mechanical & electrical plant in accordance with site task schedules and asset lists.
2. Complete reactive tasks throughout the building and proactively identify areas for improvement. This includes reactive calls related to concessionary stores and fabric items.
3. Manage sub-contractors to ensure they meet contractual requirements. Administer work approvals and ensure safe operation during repairs or services on site.
4. Operate a Permit to Work System in accordance with BGIS Quality, Health & Safety procedures, and client requirements.
5. Promptly remedy plant faults and defects to maintain operational order.
6. Ensure availability of suitable spares for maintenance and reactive works; provide parts lists and estimated timescales for remedial actions.
7. Complete all relevant paperwork for reactive and breakdown works promptly, passing it to the contract administrator.
8. Prepare and utilize Method Statements and Risk Assessments for all tasks to ensure safe working practices.
9. Develop good working relationships with BGIS staff, subcontractors, and client representatives.
10. Maintain a safe and healthy working environment, including wearing uniform and PPE at all times.
11. Present a professional image of BGIS to clients at all times.
12. Ensure all plant rooms under BGIS responsibility are locked when not in use and kept clean and tidy.
13. Supervise and monitor subcontractors' work during maintenance activities.
14. Complete assigned tasks appropriately and on time.
15. Ensure all tasks are completed with appropriate health and safety awareness and implementation.
16. Maintain awareness and compliance with contractual KPIs and SLAs.
17. Keep the computer-based maintenance system (e.g., Maximo) updated, ensuring PPM and reactive tickets are accurately closed out.
18. Operate the Permit to Work System in line with BGIS and client procedures.
19. Perform any other tasks as directed by the site management team.
20. Ensure the engineering team produces near-miss reports, dynamic risk assessments, and detailed site activity records, escalating non-compliance where necessary.
21. Proactively check the operation of the LOTO system following BGIS and client safety procedures.
22. Monitor building environmental conditions via the BMS system and maintain acceptable internal environments.
