Job Description
Key Responsibilities
- Ensure that routine PPM is carried out on all mechanical & electrical plant in accordance with site task schedules and asset lists.
- Complete reactive tasks throughout the building and proactively identify areas for improvement. This includes reactive calls related to concessionary stores and fabric items.
- Manage sub-contractors to ensure they meet contractual requirements. Administer work approvals and ensure safe operation during repairs or services on site.
- Operate a Permit to Work System in accordance with BGIS Quality, Health & Safety procedures, and client requirements.
- Promptly remedy plant faults and defects to maintain operational order.
- Ensure availability of suitable spares for maintenance and reactive works; provide parts lists and estimated timescales for remedial actions.
- Complete all relevant paperwork for reactive and breakdown works promptly, passing it to the contract administrator.
- Prepare and utilize Method Statements and Risk Assessments for all tasks to ensure safe working practices.
- Develop good working relationships with BGIS staff, subcontractors, and client representatives.
- Maintain a safe and healthy working environment, including wearing uniform and PPE at all times.
- Present a professional image of BGIS to clients at all times.
- Ensure all plant rooms under BGIS responsibility are locked when not in use and kept clean and tidy.
- Supervise and monitor subcontractors' work during maintenance activities.
- Complete assigned tasks appropriately and on time.
- Ensure all tasks are completed with appropriate health and safety awareness and implementation.
- Maintain awareness and compliance with contractual KPIs and SLAs.
- Keep the computer-based maintenance system (e.g., Maximo) updated, ensuring PPM and reactive tickets are accurately closed out.
- Operate the Permit to Work System in line with BGIS and client procedures.
- Perform any other tasks as directed by the site management team.
- Ensure the engineering team produces near-miss reports, dynamic risk assessments, and detailed site activity records, escalating non-compliance where necessary.
- Proactively check the operation of the LOTO system following BGIS and client safety procedures.
- Monitor building environmental conditions via the BMS system and maintain acceptable internal environments.
