Job description

The ideal candidate will have a proactive approach to all PPM and reactive tasks. Weekly meetings with the Account Manager. Competence in electrical and mechanical works is essential. The candidate should be able to communicate with and organise external contractors and address compliance issues on-site. This is a hands-on role suitable for those looking to expand their knowledge in the FM environment.

Key Responsibilities:

  1. Overall responsibility for the timely completion of all maintenance and reactive tasks related to client assets. Act as the first response for all M&E and Fabric issues.
  2. Conduct regular and periodic inspections, including statutory, mandatory, and insurance inspections, to ensure the efficiency and safety of M&E installations, fire safety, firefighting equipment, and security systems. Liaise with client staff regarding specific requirements.
  3. Maintain records and manage computer-based record systems to meet nationally agreed standards, including statutory testing, inspection, technical records, files, diaries, drawings, and reports.
  4. Perform maintenance on M&E services and installations, including electrical systems, heating, hot water, HVAC, BMS, and other relevant systems.
  5. Ensure all works meet standards and key client requirements, providing regular updates to the Pareto FM Account Manager and client liaison.
  6. Support subcontractors in routine and emergency maintenance, including out-of-hours work.
  7. Assist the client in setting maintenance priorities, forward programmes, and budgets.
  8. Help prepare delegated planned maintenance projects, including scheduling, specifications, ordering, and supervising works on completion.
  9. Provide technical M&E advice and support to the client when requested.
  10. Liaise with site teams and contribute technical input in other areas.
  11. Undertake additional works as directed by the client and Pareto FM Account Manager.
  12. Serve as the primary contact for the client during issues.
  13. Support a wide range of workplace tasks to ensure business continuity.
  14. Possess in-depth knowledge of electrical and mechanical principles and systems.

Knowledge and Experience:

  • Vocational and technical skills.
  • Desirable: NVQ level qualification in plumbing or electrical work.
  • Desirable: PASMA and IPAF training (training available if needed).

Experience:

  • Experience in building maintenance, construction practices, and health & safety procedures.

Interpersonal Skills:

  • Ability to communicate tactfully with client personnel at all levels.
