Key Responsibilities and Accountabilities
- Maintain and keep in good repair the client's mechanical & electrical systems and all associated components.
- Review and check on sub-contractor performance during on-site specialist service visits or repairs.
- Maintain a safe and healthy workplace.
- Complete simPRO/instruction sets, ensuring each entry is annotated as completed with a photograph after maintenance.
- Keep logbook records updated for the client's electrical, mechanical water systems, including health and safety documentation.
- Report to Supervisor and Management any issues preventing the completion of Statutory Planned Maintenance.
- Ensure comfortable environmental conditions via HVAC systems for the client.
- Perform reactive repairs, fault finding, and respond to BMS alarms, utilizing the system for diagnostics.
- Notify Supervisor and Management of any hazards discovered during maintenance.
- Operate all plant and services responsibly, including start-up, checks, changeover, shutdown, fault finding, and optimizing run times.
Conduct regular housekeeping walk-rounds to ensure plant rooms are clean, safe, and operational as per specifications.
Communication and Additional Tasks
- Maintain effective and courteous communication with clients and end-users.
- Carry out maintenance, repairs, and small installations as directed.
- Maintain records related to Health & Safety, building compliance, and Quality Assurance (test reports, service reports).
- Develop good team relationships and keep the Business Support and Supervisor informed of work progress.
- Communicate the impact of maintenance activities prior to execution.
- Share skills and knowledge to promote safe and continuous operations.
- Maintain professional communication with engineering teams and clients.
- Immediately report hazards or threats to safety or plant reliability.
- Isolate, make safe, and confirm dead/de-pressurized pressure systems when required.
- Participate in out-of-hours call-out rota.
- Work overtime during evenings, weekends, and holidays as needed without guarantee of regular overtime.
- Undertake any other duties as required by the Contract, Supervisor, and Management.
Knowledge and Skills / Experience
- Qualified to City & Guilds Level III or equivalent in Electrical discipline (essential).
- Qualified to City & Guilds Level III or equivalent in Mechanical discipline (essential).
- Completed 18th Edition I.E.E (essential).
- Desirable: City & Guilds BS 2391 Level 3 Electrical Inspection & Testing.
- Desirable: IOSH Working Safely.
- Desirable: PASMA and IPAF 1b/3a/3b.
- Good knowledge of Electricity at Work practices and Regulations (essential).
- Desirable: Unvented hot water systems training.
- Desirable: Knowledge of BMS, Generator, Controls, Lighting, Plumbing, Sanitary Wear, Drainage, Low Pressure Hot Water, Pressurisation, Ventilation, ACOPS L8, and Cooling Tower Systems.
- Desirable: Valid Certificate on High Voltage systems.
- Experience with maintenance, testing, and fault finding on equipment such as boiler plant, ventilation, pumps, generators, switchgear, cables, batteries, small power, and lighting.
