Job description

To undertake planned and reactive maintenance, small improvement work, and minor Capital schemes as directed. To be responsible for tools, plant, and materials used within the scope of the Estates Department. Ensure that safety procedures are observed in the use of Plant Equipment, Materials, and working procedures, maintaining a safe working environment in accordance with Health & Safety regulations. Assist with the training of new staff as directed.

Work outside his/her trade in the event of any emergency or as directed by the Estates Officer/Head of Estates/On Call Manager. Assist with the ordering of materials for all types of maintenance work. Respond to instruction given via the Estates maintenance reporting system to investigate faults and failures. Complete any paperwork required to record time and materials used.

Provide feedback to Estates supervision on any further action required for the work to be fully completed. Participate in any emergency on-call rota. Must be able to drive and hold a clean current driving license. Perform any other duties as delegated by the Estates Officer/Head of Estates relevant to the post/department.

Participate in appropriate training as required by this position and determined by the Estates Management Staff.

Physical Skills: Accurately use highly developed physical skills in the use of fine tools, materials, and equipment. Frequently required to exert moderate physical effort for short periods (up to 20 minutes) within each shift. Frequent use of ladders and working at height.

Access duct work and undertake tasks with space restrictions. Lift and move heavy specialized equipment and materials.

Analytical & Judgement Skills: Taking account of H & S and current legislation, undertake fault diagnosis, interpret technical information, formulate technical solutions to improve equipment performance, and analyze the suitability of equipment along with interpreting operational manuals.

Planning & Organisational Skills: Able to prioritize own workload and manage responsibilities appropriately.

Additional Key Result Areas: Negotiate with departments for access to allow repairs to be undertaken, explaining technical issues to non-technical staff. Ability to learn new information relevant to new assets and equipment as part of the upgrade replacement and capital program. Assist Estates supervisor in the maintenance of stock and supplies for the Estates Department. Prioritize urgent and non-urgent repairs using knowledge of electrical, mechanical, and building systems.

Participate in governance training as required. Work outside his/her trade in the event of an emergency or as directed by the Estates Officer/Head of Estates. Must be able to drive and hold a clean driving license. Participate in an emergency on-call rota.

Undertake additional training to achieve CP rating of agreed disciplines to achieve Mreps payments and maintain the level of training. (Module Related Enhanced Payment Scheme). The MREP scheme comprises 5 modules, each with a monetary value of £800, with a maximum sum of £3,200.

Perform any other duties as delegated by the Estates Officer relevant to the post/department. Participate in appropriate training as required by this position and determined by the Estates Management Staff.

ENVIRONMENT AND EFFORT:
Physical Effort: Frequently required to exert moderate physical effort for short periods (up to 20 minutes) within each shift. Frequent use of ladders and working at height. Access roof voids and plant spaces, undertaking tasks with space restrictions. Lift and move heavy specialized equipment and materials. Highly developed physical skills required for manipulation of fine tools and equipment.

Mental Effort: Frequent concentration required when fault finding or reviewing repair requests and technical specifications; ability to deal with several events occurring simultaneously, including interruptions for emergencies. Unpredictable work pattern.

Emotional Effort: Occasional (less than once a week) exposure to emotional circumstances by contact with terminally ill patients on wards.

Working Conditions: Occasional exposure to unpleasant working conditions, dirt, dust, noise, heat, humidity, height, confined spaces, and inclement weather. This could also include working with substances hazardous to health. Working can involve the use of powered tools and equipment, including vibratory tools. Working environment may involve confined spaces, heights, and noisy environments. Some areas may involve lone working and working in isolation.
