Maintenance Caretaker (Multi Skilled)

This is an exciting opportunity for conscientious team players to join the Estates team at the Alexandra hospital as a Caretaker. The trust is introducing a new team, and we are looking for up to 4 candidates on the working rota below. Each candidate will work the rota over the 4 week period and will include working weekends. The total working contract will be 26.25 hours a week.

The candidates must be confident, articulate, flexible , have good organisational skills and be able to maintain high standards of professionalism and confidentiality.

Week 1 (M 15:30 21:30, T 15:30 21:30, W 15:30 21:30, S 08:00 16:00, S 08:00 16:00)

Week 2 (M 21:00 03:00, T 21:00 03:00, W 21:00 03:00, T 21:00 03:00)

Main duties of the job

To undertake general estates duties acting as the first point of contact for our estates team out of hours. You will be responsible for attending emergency calls relating to fire and any adhoc work that may be required. You will be supported by the on-call estates team.

To work within the Estates & Facilities team to undertake general caretaking and handyperson duties within Worcestershire Acute NHS Trust at Redditch Alexandra Hospital, undertaking tasks in line with relevant policies and procedures. To ensure the completion of caretaking duties and basic maintenance tasks in a timely and efficient manner.

Main duties of the job

Act as the first point of contact for all estates service desk enquiries, and escalate to the team appropriately.

Ensure that the building is well maintained, i.e. heating, lighting, ventilation and fire alarms are operational, assisting with testing where required and reporting any potential hazards or required repairs using designated procedures, and ensuring that all corridors, stairs, stairwells and fire exit doors are kept free from obstructions.

To work as a member of a multidisciplinary maintenance team providing professional and technical expertise with an effective and efficient focus on a service delivery.

Carry out planned preventative maintenance work in accordance with Estates schedules and accepted good working practices in order to ensure safe and reliable engineering services.

Where necessary, carry out fault diagnosis and minor repairs to the hospital estate infrastructure installations and plant, including ventilation, heating, air conditioning, water systems so as to maintain a safe and reliable service.

Become familiar with and when adequately trained carry out basic mechanical & electrical fault diagnosis and repairs

Participate fully in all relevant estates procedures and ensure completion of all necessary documentation in accordance with Estates Department policies.

Where necessary induct and instruct otherstaff on duties in support of your own.

When required give assistance and support toother trade disciplines within the Estates Department to ensure an efficientestates service is provided.

To become fully conversant with the functionof all electrical and mechanical systems within the remit of the EstatesDepartment.

Provide assistance to other estates &facilities staff.

When required participate in the gritting andsnow/ice clearance of the Hospital roads and pavements.

Understand and work from engineering andarchitectural drawings.

To carry out all duties in a safe manner,having regard for the safety of others.

Participate with all necessary update andhealth & safety training

To carry out routine testing of essentialsystems and equipment e.g. fire alarm, nurse call systems, steam raising boilerplant, hospital generators, etc., recording results in accordance with EstatesDepartment policy and procedures.

Become conversant with the hospitals BuildingManagement System to an extent that alarms can be interpreted, actioned andreset.

Participation in response/emergency teams forfire, major incident and any other requiring an Estates Department input.

When required drive the Trust vehicles.

To assist in the upkeep of a small materialstore and to identify and if necessary order components required to completerepairs.

To be responsible for the upkeep, tidiness andmaintaining of a safe working environment in the workshops and engineeringplant rooms.

To liaise closely with all modern matrons,ward sisters and heads of departments with regards to estates maintenance andother relevant estates matters.

When required oversee contractors working onsite

Carry out the execution of any other duties asrelevant to the Estates services, which may be allocated by management.

Experience
  • Demonstratable experience in building services or maintenance environment, with a track record of competence
  • Acute healthcare maintenance or similar fast paced moving environment
Knowledge and Skills
  • Ability to use hand and simple machine tools.
  • Knowledge of safe isolation of services.
  • Knowledge of basic health and safety.
  • Ability to communicate effectively through E mails, Written & spoken communication and non-verbal communication
  • Work on HVAC and associated systems, plumbing, steam boilers, steam pipework / systems, water hygiene, compressed gas systems, Safe systems of work, operation of BMS, problem solving / fault finding on mechanical systems
Qualifications
  • High standard of general building services knowledge. Post secondary education in relevant field or have equivalent experience.
  • NVQ in building services discipline or equivalent.
