Job summary

Smart 4 EPC in Reading is seeking a Senior Quantity Surveyor or Commercial Manager for a high-profile MOD commercial build. The role includes ownership of commercial management on a high-profile MOD project and potential progression to Commercial Manager for the right candidate.

SC clearance is required or eligible. Salary is up to £95k (SQS) or £108k (CM) with benefits, plus a car allowance and various travel and development perks.

• Experience on MOD or secure/government projects is advantageous.
• SC Clearance required or eligible.

Responsibilities

• Promote a safety-first culture across all project activities
• Ensure compliance with legal, contractual, and company processes including MOD security
• Understand contract terms and manage commercial risks and opportunities
• Maintain accurate records to support contractual entitlements
• Prepare and submit applications, securing payment and variations
• Manage subcontract accounts through to final account
• Monitor progress and provide accurate commercial reporting
• Support negotiation and settlement of the final account with the client
• For Commercial Manager level: overseeing the commercial team and strategy

Senior Quantity Surveyor / Commercial Manager - MOD Commercial Build

Reading | Permanent

Up to £95k (SQS) / Up to £108k (CM) + Benefits

Security Clearance: SC Clearance required (or eligibility to obtain)

Our client, a leading main contractor, is looking for a Senior Quantity Surveyor - or a Commercial Manager for the right candidate - to join their team on a commercial build project for the Ministry of Defence.

You'll take ownership of commercial management on a high-profile MOD project, working closely with the operational team to protect and maximise contractual entitlements. Depending on experience, this role could suit someone ready to step up into a Commercial Manager position.

Key Responsibilities

• Promote a safety-first culture across all project activities
• Ensure compliance with legal, contractual, and company processes, including MOD-specific security and site protocols
• Understand contract terms and manage commercial risks and opportunities
• Maintain accurate records to support contractual entitlements
• Prepare and submit applications, securing payment and variations
• Manage subcontract accounts through to final account
• Monitor progress and provide accurate commercial reporting
• Support negotiation and settlement of the final account with the client
• For CM-level candidates: broader oversight of the commercial team and project commercial strategy

What We're Looking For

• Proven experience as a Quantity Surveyor within commercial/construction build environments
• Experience working on MOD or other secure/government projects is highly advantageous
• Must hold, or be eligible to obtain, SC Clearance
• Degree/HNC level qualification and/or significant relevant experience
• Experience managing change and subcontract accounts
• Good working knowledge of standard forms of contract (e.g. JCT/NEC)
• Candidates with Commercial Manager-level experience are encouraged to apply and will be considered for a higher package
