Residential Lettings Property Manager

Salary: £25,000.00-£30,000.00 per year

We're excited to present a brilliant opportunity for an experienced Lettings Property Manager to join a well-established, independent estate and lettings agency. Our client, a highly regarded company, is looking for a dedicated professional to oversee the efficient management of their residential lettings portfolio and deliver exceptional service to both landlords and tenants.

Key Responsibilities
  1. Leading a Lettings Administrator, coordinating property maintenance, inspections, and compliance.
  2. Overseeing property check-outs and resolving any disputes regarding property damages or dilapidations.
  3. Handling AST (Assured Shorthold Tenancy) renewals and negotiating terms with tenants when required.
  4. Managing the collection of rent payments and ensuring accurate financial reporting to landlords.
  5. Administering the registration and de-registration of tenant deposits in line with legal requirements.
  6. Completing comprehensive property inventories and ensuring all documentation is accurately maintained.
  7. Conducting annual rent reviews to align rental rates with the current market conditions.
  8. Managing rent guarantee policies, including renewals and claims handling.
  9. Assisting with tenant viewing inquiries and supporting other property management tasks as necessary.
Skills & Experience Needed
  1. Proven experience in lettings administration or property management.
  2. Solid understanding of the legal frameworks that govern the lettings industry.
  3. A proactive, self-motivated individual with strong attention to detail.
  4. Excellent communication skills, both written and verbal.
  5. Ability to manage deadlines effectively and maintain a high level of accuracy in all tasks.
