Lettings Property Manager - Cardiff - up to £30k dependent on experience

We are recruiting an experienced Lettings Property Manager for our busy and successful Lettings and Estate Agency client. As a Lettings Property Manager you will have responsibility for managing a portfolio of properties to include organising safety certificates, dealing with day to day maintenance as well as overseeing bigger works, property inspections, preparing properties for move in, handling tenants vacating the property and dealing with deposit returns.

Main Duties for the Property Manager role:

  • Managing a portfolio of properties
  • Communicate with Landlords / Tenants / Contractors regarding property maintenance works, required actions to be undertaken resolving accordingly
  • Arranging and carrying out property inspections and reporting back to Landlords with feedback
  • Ensure all legal compliances are up to date
  • Renewal arrangements for rent recovery policies and tenancy agreements
  • Liaise with tenant and landlord following the end of tenancy
  • Communicating with utility companies and council at start and end of tenancy
  • Resolving Landlord and Tenant enquiries

Essential Skills required for the Property Manager role:

  • Property management experience is ESSENTIAL
  • An analytical person who can communicate well with Landlords and Tenants
  • Excellent written and verbal communication skills at all levels
  • Ability to work closely with a team to ensure that you provide excellent customer service
  • Strong Organisational Skills
  • Quick learner who thrives on attention to detail
  • Driven and a real desire to succeed - Ability to demonstrate initiative and self-motivation
  • Proven Leader with excellent problem-solving capability
  • Genuine interest in property and people
  • Full UK driving licence and car
