Welcome to The Kushman Group — one of Kent’s largest family-owned, landlord-led property businesses. From HMOs to flats and single lets, we manage a diverse and growing portfolio across Maidstone, Ashford, Sheerness, Ramsgate, and the surrounding areas.

We’re not your typical letting agency. We own the homes we manage — and we care about who lives in them. Now, we’re looking for a Lettings Manager (Portfolio Lead) who’s ready to take the reins and drive lettings performance with creativity, urgency, and full autonomy.

What You’ll Be Doing:
  • Letting Properties at Speed: List available rooms and flats on portals such as Rightmove, Zoopla, and Spare Room. Respond to leads quickly and organise viewings with minimal delay. Your goal: fill vacancies fast.
  • Conducting Viewings & Property Checks: Use your own vehicle (mileage paid) to visit properties across our Kent portfolio. You’ll host viewings professionally, conduct regular inspections, and ensure homes meet compliance and safety standards.
  • Working Directly with Ownership: You’ll work closely with the company directors, supported by a remote back-office admin team in the Philippines and India. They’ll handle the backend — you focus on outcomes.
  • Maintaining Tenancy Experience & Compliance: From move-in to maintenance to renewals, ensure that tenants are happy, legal standards are met, and the homes are well cared for.

About You:
  • You’ve worked in a lettings, property management, or HMO-focused role before, ideally within the Kent area.
  • You’re a confident and natural salesperson — quick on your feet, warm with people, and relentless when it comes to hitting your letting goals.
  • You’re organised, self-sufficient, and driven, known for taking initiative and staying ahead of the game.
  • You hold a valid UK driving licence, have access to your own vehicle, and are happy to travel regionally as needed.
  • You’re comfortable with evening or early-morning viewings, depending on tenant availability.
  • You enjoy flexible work-from-home arrangements and are happy working with a globally distributed admin support team.

Contract & Compensation:
  • Starting Pay: £30,000–£32,000 based on experience.
  • Performance Bonuses: Paid for meeting personal occupancy and rent collection targets.
  • Mileage Paid for all business-related travel.

Contract Status:
  • The role opens on a contract-basis during the probation period (up to 12 months).
  • High performers may be offered permanent employment well before 12 months.
  • Clearly defined metrics so you know what success looks like.
