Rialto Property Recruitment Limited is recruiting an Asset Manager for a leading living sector investment and asset management advisory firm in Greater London. The role focuses on portfolios totaling 4,750 beds, including pre-completion developments and first-generation assets.

You will work on revenue management, budgeting, pricing, lease-up strategies and capital projects to optimise income. A strong communication style and IT skills are essential for success.

Qualifications

• Experience in asset management or transferable skills in real estate investment or operator environments.
• Strong attention to detail with the ability to identify opportunities to improve net income.
• Excellent communication skills and confident stakeholder management.

Responsibilities

• Assist clients with business plans for portfolio properties and budgets.
• Review and advise on annual operating budgets.
• Prepare rent setting matrices and evaluate proposed launch rents.
• Advise on leasing strategies for each property and implement pricing models.
• Oversee asset mobilisation including lease-up strategies and placemaking.
• Identify capital projects to enhance revenue and oversee their delivery.
• Progress agreements with university partners or tenants when needed.
• Assist with retender or renegotiation of property management services.
• Negotiate partnerships with developer and university clients.
• Model development viability and cashflows for portfolios.
• Prepare operational asset audits and compare budget assumptions to benchmarks.
